Sobeys is full of exciting opportunities and we are always looking for bright new talent to join our team! We currently have an exciting opportunity for a Senior Financial Analyst in the Real Estate Finance team.
In this role, you will provide financial analysis (modeling) and decision support to the Manager and Director of Finance and Managers, Directors, and VPs of various departments, including review of complex real estate transactions.
This is a high-volume desk, with opportunities to build relationships with Directors and VPs!
Here's where you'll be focusing:
• Comprehensive reporting, budgeting, & forecasting of Other Income from Real Estate activities for Sobeys and Empire, including Capital Gains, Real Estate Operations, Equity Earnings, Other Income transactions, and backstage costs.
• Monthly reporting and analysis of Real Estate Income and backstage costs.
• Develop a multi-year projection for Real Estate Income using supplied inputs as well as analyzing upcoming initiatives.
• Provide assurance of the financial systems integrity, efficiency and integration utilized for Real Estate reporting and analysis.
• Provide value added insight to the preparation and distribution of Real Estate & Construction reporting and KPI's.
• Prepare ad hoc financial analysis, modeling, and business cases for real estate projects & transactions, read & interpret Income Statements, relay findings to stakeholders, and share insights to drive improvements.
• Collaborate with Real Estate Development, FP&A, and Accounting to prepare Proforma Models for potential Real Estate projects.
• Participate in analyzing and planning strategic initiatives undertaken by Sobeys/Empire in partnership with Crombie REIT or other landlords/developers.
• Coordination/sharing of transaction information with other finance teams to ensure accurate recognition/reporting of results.
• Annual impairment testing cycle for investment properties.
• Active pursuit of continuous improvement opportunities.
• Build relationships with stakeholders, attend meetings, ask questions.
What you have to offer:
• A minimum of 5 years related work experience.
• University degree in accounting, finance or similar
• MBA and/or Professional designation or working towards one (CPA, CA, CGA, CMA, CFA) is an asset
• Ability to use multiple computerized systems including SAP, S4 Hana (CFIN), Longview, and other ad-hoc systems.
• Proficient knowledge of Microsoft Office, specifically Excel and Powerpoint.
• Ability to use multiple computerized systems to compile useful information.
• Strong accounting knowledge, including revenue recognition, IFRS 16, equity accounting, complex transactions, impairments, investment property, and ability to read & interpret financial statements.
• Excellent communication skills (both Oral and Written) with the ability to communicate with Directors and VPs.
• Able to work in a team environment as well as independently.
• Strong analytical, financial interpretation, and modeling skills.
• Business partnering.
