The Chapman Group is assisting their client, Saint John Industrial Parks (2024) Ltd, in hiring their first General Manager. This company is a significant and unique industrial-based business and development opportunity that exists in Saint John with a focus on attracting local, national, and global businesses to start or grow their operations in the region. Their mission is to provide industrial land solutions while supporting the success and growth of a diverse industrial base.
Reporting directly to the Board of Directors, the GM will be accountable to all tenants, customers, employees and diverse external stakeholders. The General Manager is responsible for executing strategic vision in every aspect of the Industrial Parks including the financial, marketing, sales, leasing and service divisions at the Industrial Parks. Additionally, this role will lead the business development and customer attraction, retention, and economic growth opportunities with its key accounts, leveraging the collection of real Industrial Parks assets and contextualizing the clients' needs and requirements; providing land-based solutions tailored in the sales and marketing initiatives to support the attraction of investment and tax base, as well as the capture and retention of jobs within the City. This role will be based in Saint John, New Brunswick and is subject to all City employment policies.
· Ensure the interests of the organization (financial and otherwise) are maintained and enhanced through full participation in, and development of, communication and implementation of the Asset Management Plan, strategic plan, standard operating procedures and other vehicles of strategic growth.
· Regularly engage and collaborate with sister partners; ONB, ACOA, RDC, Envision, Port Saint John, Saint John Airport, BDC. Board of Trade Saint John Region Chamber of Commerce and others in respect of SJIP, in an effort to ensure awareness of market opportunities and project status to support best outcomes for Saint John.
· Maintain an understanding and awareness of market conditions, investment principles and unique value propositions in Saint John and its asset collection and location offer in order to demonstrate competitive advantages and opportunities to existing and prospective investors.
· Work with diverse critical stakeholders, supporting new opportunities and working alongside our business development partners.
· Actively and continuously seek business development opportunities through networking and related business development initiatives. Ascertain and understand clients' needs and requirements to deliver land-based solution as well as support the investment activities via regulatory wayfinding and community-based business to business relationship building.
· Setting and implementing site-level vision, mission, values, and organizational strategies.
· Driving results through others, prepare, monitor, and analyze capital and operational budgets. Propose solutions that ensure the long-term viability of the Industrial Parks.
· Working collaboratively with the City of Saint John on the creation of long-term capital programs and asset management within the industrial parks.
· Leading and maintaining relationships with employees and tenants.
· Negotiating contracts, sourcing vendors, and overseeing operational expenditure and capital projects.
· Actively and continuously learn and explore customer service and sales / marketing strategies, tactics, and best practices to ensure provision of high value customer experience and client satisfaction.
· Provide leadership, develop and foster relationships with tenants, suppliers, staff and co-workers to increase team cohesiveness, through meetings and other methods.
· Supervise, coach, and train direct reports in the areas of Operations, Maintenance, Marketing, Administration, Security, Specialty Leasing, Sales, etc. to ensure financial and service quality goals are on not only met but exceeded.
· Mentor and evaluate direct reports through formal and informal discussions, including annual evaluations and goal setting sessions to enhance employee job satisfaction, foster employment stability and to maximize productivity.
· Actively participate in the hiring and training processes when required.
· Deliver on reporting requirements, communications and responses to inquiries from various stakeholders.
· Maintain and track the client base and opportunity pipeline ensuring timeliness of communication and client touches in order to demonstrate interest and support for investment opportunities.
· Remain current with applicable developments and training.
· Mediate conflicts and liaise between and with tenants, vendors, suppliers, teams, customers, etc. on behalf of the organization to resolve or provide finality.
· Develop short, mid and long term strategies to plan the net operating income stream of the Industrial Parks.
· Ensure all Occupational Health and Safety policies are adhered to on a daily/weekly/monthly and annual basis.
· Provide exceptional customer service to all stakeholders (e.g. tenants, the public, employees, etc.) at all times.
· Conduct informal daily and weekly property inspections to ensure high level of quality and efficient operations.
· Ability to interact with stakeholders, government agencies and industry resources.
· Develop positive public relations through participation in various community programs, such as engaging in community activities.
· Travel to City locations or contracting party sites as and when necessary.
• Bachelor's degree in business administration or a related field (preferred)
• 6- 8 years of progressively responsible experience in a leadership role
• Analytical approach to problem solving, risk assessment and strategy
• Excellent request for proposal development skills, strong ability to navigate complex negotiations, and excellent oral and written communication skills
• Business case and financial analysis ability
• Above average mathematical and statistical ability
• Highly organized, consistent, methodical, professional approach

Compensation
The salary range for this role is commensurate with qualifications and experience.
