Work collaboratively with dedicated and experienced commercial property management and maintenance team.
RESPONSIBILITES
At BlueStone, the number one accountability for managers is leading their team. Guiding, training, coaching, and developing the Commercial Property Administrator is critical. In addition to this accountability, the Commercial Property Manager will have the following responsibilities for 900,000 commercial square feet across 6 local locations:
Ensure a high level of service is consistently provided to tenants and seek opportunities to enhance and implement effective programs and improvements
Coordinate with the Operations Manager with day-to-day maintenance, CapEx projects, repair and replacement projects, new builds, renovations, and preventative maintenance to ensure a well maintained, efficient, clean and safe environment
Negotiate and administer all common area and operational contracts and services
Coordinate move-ins and move-outs including conducting inspections, collecting documentation, and providing new tenant orientation
Monitor and ensure the collection of current and valid COIs as well as contractor COIs and WSIB
Manage and oversee collections including monthly rents, charge-back invoicing, rental advice notices and year end adjustments
Participate in the development of the property budget and monthly financial review. Coordinate efforts of the site team to ensure compliance with the established budget and accurate expense coding.
Complete monthly onsite property inspections
REQUIREMENTS
Minimum of 5 years of experience in commercial property management working in a supervisory capacity
Exceptional leadership skills, including the ability to motivate, coach and develop direct reports
Computer and smartphone proficiency including Microsoft Office Suite. Yardi an asset.
Strong interpersonal, problem-solving, written and verbal communication skills
Education or accreditation in related Real Estate institute recommended such as BOMA, REIC, SIOR, CSC an asset
Criminal background check required (paid by BlueStone)
Must have a valid G drivers license and automotive insurance with minimum liability of $1,000,000.
