Self Storage Platform:

Forum Make Space (FMS) is Forum's dedicated self-storage platform, launched through the creation of a $200 million open-end fund focused on developing and acquiring institutional-quality self-storage facilities across Canada. Backed by strong investor demand and Forums proven real estate expertise, FMS targets high-growth markets with compelling demographic and economic fundamentals. The platform is built on a vertically integrated model, enabling efficient development, management, and operations. FMS is poised to become a market leader in the rapidly growing self-storage sector.

Position Overview:

The Senior Associate, Real Estate Investments, plays a key role in supporting the full investment lifecycle across self-storage development and core-plus opportunities. This role represents Forums interests in investment and acquisition activities at FMS, contributes to fundraising efforts, and engages in structured equity, debt, and capital markets initiatives supporting Forums broader development pipeline. Reporting to the VP, Real Estate Investments and Acquisitions, the Senior Associate works collaboratively with members of Forums Real Estate Investments Team.

Key Duties and Responsibilities:

Capital Raising & Structuring

  • Support capital-raising initiatives for self-storage and broader development projects, including preparation of materials and investor outreach.
  • Assist in the execution of joint venture and co-investment opportunities with institutional partners, contributing to deal structuring and alignment of investor interests.

Financial Modeling & Underwriting

  • Develop and maintain complex financial models to evaluate self-storage and development investment opportunities.
  • Conduct portfolio-level forecasting, sensitivity analyses, and scenario planning to support strategic decision-making.

Transaction Execution & Investor Relations

  • Contribute to all aspects of transaction execution, including drafting and reviewing term sheets, deal structuring, and closing coordination.
  • Support investor relations through the preparation of presentations, management of investor due diligence processes, and engagement with capital markets stakeholders.

Candidate Profile:

Bachelors in Finance, Real Estate, or Economics.

3-5 years experience in investment Banking (Real Estate), Private Equity, or RE Capital Markets preferred

Strong financial modeling & capital structuring expertise.

Experience in real estate investments, with self-storage knowledge considered an asset

Institutional investor & capital markets exposure.

Strong communication skills and ability to manage multiple competing deadlines with a high attention to detail.

Highly organized & detail-oriented.

Strong analytical skills with high proficiency in Excel.

Excellent written and verbal communication skills.

Ability to work independently and within a team, managing multiple projects in a fast- paced environment.

Working in-office 5 days per week
