REIIF OVERVIEW:

Forum Real Estate Income and Impact Fund (REIIF), Forums flagship private REIT, is a sector-leading Fund investing in institutional-quality purpose-built student housing, as well as multi-family rentals and furnished apartments, in supply-constrained markets across Canada.

Launched in December 2021 with gross assets totalling $200M, REIIF ended 2024 at ~$2.4B of gross assets. REIIF has grown through its access to Forums proprietary development pipeline and through the recent acquisition of Alignvest Student Housing REIT. REIIFs portfolio includes 31 assets spanning coast to coast, making it the largest owner of Purpose-Built Student Accommodations (PBSA) in Canada.

Position Overview:

We are seeking a leader to join our team and oversee REIIFs growing residential portfolio, which is focused on making a transformative impact in the housing sector. The Senior Director, Portfolio Operations will report to the Managing Director, Real Estate Operations and play a critical role in growing NOI of REIIF through implementation of revenue growth strategies, operational efficiencies, and strategic capital investments.

Key Duties and Responsibilities:

  • Develop and execute comprehensive strategies to maximize REIIFs portfolio performance, revenue growth, and long-term asset value.
  • Provide leadership, mentorship and oversight to third-party property management teams managing REIIF assets, ensuring alignment with REIIFs goals of becoming a sector leading fund.
  • Serve as the key connection between Forums asset management, portfolio management, project management teams and REIIFs third-party property managers to ensure optimization.
  • Lead the development of annual operating and capital expenditure budgets for REIIFs assets.
  • Lead regular portfolio reviews to communicate performance metrics, asset strategies, and updates to Forums executive leadership.
  • Ensure property performance results delivered by third-party property managers are rolled-up timely and effectively in order for the Forum asset management, portfolio management and finance teams to deliver fund level KPIs on a timely basis.
  • Implement capital improvement projects across REIIFs properties to enhance value, market competitiveness, and tenant experience.
  • Partner with REIIFs third-party property management teams to implement leasing, marketing, and resident engagement strategies tailored to REIIFs impact-driven portfolio.
  • Develop and oversee REIIFs comprehensive maintenance strategy to ensure all assets meet regulatory, safety, and ESG standards, utilizing data analytics to identify maintenance needs, prioritize capital expenditures, and proactively address asset risks.

Candidate Profile:

  • Bachelor's degree in real estate, Finance, Business Administration, engineering, or a related field is a requirement; advanced degrees (MBA, MREI) or certifications (e.g., CPM, RPA) are preferred.
  • 10+ years of experience in operations, asset management and implementing capital plans in large real estate portfolios in Canada. Experience in managing student housing, hotels, seniors housing and/or multi-family is a requirement.
  • Exposure to retail leasing and retail property management is considered an asset.
  • Strong expertise in capital planning, NOI analysis, and operational optimization.
  • Proficiency with advanced property management tools such as Yardi and/or Entrata is considered an asset.
  • Proven ability to lead large teams and complex projects under tight timelines.
