Our Mission:Onward focuses on creating, renovating, and expertly managing properties to provide homes for over 3,000 individuals, predominantly with lower incomes. We work closely with over 50 social-service agencies to introduce residents who require support. What We Need from This Role
Reporting to the Team Lead, Building Services, the Renovator will be responsible for performing apartment turnovers as part of a team, ensuring that Onward-owned and managed properties are ready for new residents. This role involves a variety of tasks, including retiling, flooring installation, drywall repairs, painting, and other minor renovations, to ensure apartments meet Onwards operational standards. The Renovator plays a key role in maintaining the safety, functionality, and aesthetic standards of our properties while supporting a positive experience for new residents.
Key Duties and Responsibilities
Unit Turnover and Renovations
- Perform renovation tasks during unit turnovers, including retiling, installing new flooring, repairing or replacing drywall, and painting, to ensure the apartment is move-in ready.
- Complete minor repairs to plumbing, electrical, and fixtures as required during the turnover process.
- Install or replace baseboards, trim, and cabinetry, as needed.
- Ensure that all apartments are maintained to a high standard of cleanliness, functionality, and safety before new residents move in.
Property Maintenance and Upkeep
- Conduct regular inspections of vacant units to identify and address any maintenance needs during the turnover process.
- Maintain and manage an inventory of materials, tools, and equipment needed for renovations and unit turnover tasks, ensuring they are readily available and well-maintained.
- Assist with general property maintenance and repairs as required to maintain the overall condition of Onwards properties.
Emergency and Safety Response
- Follow all safety protocols to ensure a secure working environment for both residents and staff.
Team Collaboration
- Collaborate closely with the Building Services team to ensure efficient and effective unit turnovers across the portfolio.
- Work alongside the Resident Services team to align efforts and meet organizational goals related to turnover timelines and resident satisfaction.
What you bring
To excel in this role, youll need:
- A clear criminal background check and vulnerable persons check.
- A valid drivers license and reliable vehicle.
- Two to three years of experience in building maintenance.
- Flexibility to accommodate varying work hours and a rotational on-call schedule.
- A high school diploma or equivalent.
- Physical ability to lift, push, or pull up to 50 pounds (23 kilograms) repeatedly and remain on your feet for extended periods.
- Basic computer literacy.
- Strong communication, teamwork, and attention to detail.
Youll stand out if you also have:
- Experience working with a not-for-profit housing organization.
- Familiarity with Yardi or other property management software.
- Specialized skills or certifications in carpentry, electrical work, plumbing, or millwork.
Working Environment, Conditions, and Physical Demands
This role involves a combination of indoor and outdoor tasks, often in varying weather conditions. Daily responsibilities require physical activity, operating machinery, and managing time-sensitive challenges. Youll be part of a six-week rotational on-call schedule, responding to emergencies and ensuring the properties remain safe, functional, and welcoming for residents.
