Summary:
The Maintenance Associate for Cushman & Wakefield | Stevenson is a passionate and optimistic team player with a can-do attitude. The Maintenance Associate is accountable for assisting the maintenance team with the repair and upkeep of a portfolio of commercial, condo and residential properties to ensure the properties and its grounds are kept in exceptional condition.
The Maintenance Associate reports directly to the Vice President, Multi-Family Property Managment.
Required Skills and Abilities:
- Completion of High School diploma (or similar)
- 5+ years experience with power tools and hand tools, with a good knowledge of basic carpentry
- Basic knowledge of HVAC, plumbing and electrical systems considered an asset.
- 5th Class Power Engineer Certificate considered an asset.
- Valid Class 5 Manitoba Driver's license with a clean drivers abstract required.
- Ability to operate different types of vehicles in a variety of weather and traffic conditions
- Computer Skills intermediate to advanced skills using Microsoft Outlook, Excel, Word and other Microsoft Office programs is required
- Communication Skills ability to communicate effectively and in a professional manner with all levels of the organization, both orally and written; possesses strong customer services skills and takes a diplomatic approach to successfully building and maintaining relationships with all stakeholders
- Organizational Skills ability to allocate ones time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities, while adapting to new ideas and constant changes.
- Must be physically able to bend, kneel, crouch and reach, as well as regularly lift, carry and position up to 50lbs; must be physically able to operate powered machinery to move and load/unload heavier loads; must be able to walk up and down stairs as necessary.

Duties and Responsibilities:
- Completes minor maintenance and repairs as required, including, but not limited to, belt & filter replacement, lamp replacement, housekeeping of common areas, washroom, and light plumbing repair work.
- Conducts regular interior, exterior and roof inspections of properties for damages including signage and lighting.
- Carries out execution of all preventative maintenance tasks as prescribed on all equipment and systems.
- Assists in inspection & testing of fire protection equipment & systems at recommended intervals.
- Maintains cleanliness and service of all common areas and mechanical rooms.
- Responds to after hour calls and or emergencies where required.
- Performs and completes various projects as directed by the Maintenance Supervisor, including, but not limited to: light carpentry repairs doors, cabinets, windows, frames and baseboards; flooring repairs - wood, tile and/or new installation; repairs and replaces general hardware; light landscaping duties - planting, leveling, gravel, pavers and landscaping ties; removal of stains and painting exterior/interior walls when necessary; troubleshooting general problems.
- Provides support and assistance as required to other team members, in particular as workloads fluctuate.
- Collaborates effectively with team members throughout the business, from all levels.
- Makes use of knowledge of standard office administrative practices and procedures.
- Ensures that deliverables align with the strategic priorities of the business units supported.
- Ensures that all resources (time, supplies, equipment) are used in the most effective and efficient ways to support business activities.
- Conducts business in a fiscally responsible manner, considering budget and potential costs.
- Maintains positive working relationships with team members, tenants, owners, etc. at all times.
- Provides exceptional tenant services, emphasising a cooperative and helpful approach in all interactions.
- Responds to work orders and other tenant inquiries in a timely manner.
- Responds to emergency repair calls immediately, and ensures that the necessary steps are taken to rectify the issue.
- Participates actively in committees and team meetings as assigned.
- Other duties as assigned.
