Reporting to VP, Finance & Accounting and working closely with Chief Operating Officer and Chief Financial Officer, the Controller, Real Estate Finance will play a leading role in the execution of the companys finance function. The candidate is responsible for planning, directing and overseeing the Property Management Finance and Accounting function.

This role will manage all aspects of accounting, budgeting, forecasting, audit support and financial reporting, and will play a key part in strategic planning, risk management, and optimizing financial operations. The candidate will play a pivotal role in supporting the development and implementation of the robust and scalable reporting and analysis processes to drive business decision-making backed with analytics.

Key Responsibilities:

Accounting & Financial Operations

• Oversee and ensure the accuracy and timeliness of all accounting functions and financial reporting activities.
• Manage accounting operations, including journal entries, accounts payable, accounts receivable, and statutory reporting.
• Review bank account transfers and monitor cash flow across properties.
• Ensure compliance with regulatory and accounting standards (GAAP) through the development and implementation of robust accounting policies, procedures, and systems.
• Review HST calculations, statutory reporting, bank reconciliations, income statements, balance sheet analysis, and executive summaries prepared by the accounting team.

Financial Reporting & Compliance

• Prepare and present monthly, quarterly, and annual financial statements, including external reports to financial institutions.
• Develop and deliver executive reporting packages, board reports, and variance analyses to support strategic decision-making.
• Prepare proforma statements, stabilized budgets, above guideline increases, and reports for mortgage approvals and property tax refunds.

Budgeting, Planning & Forecasting

• Lead the annual budgeting process for the Property Management Division.
• Collaborate with site managers and the Director of Apartments to review and refine property-level budgets, monitoring variances between actual and forecasted figures.
• Assist in the development and maintenance of financial planning tools to enhance forecasting accuracy.

Cash Flow & Risk Management

• Oversee cash flow management, optimizing liquidity across properties and ensuring timely payment cycles.
• Manage risk associated with financial strategies, maintaining a strong internal control environment.
• Monitor the companys risk exposure and provide strategic guidance on mitigation strategies.

Leadership & Team Development

• Lead, mentor, and develop the finance and accounting team to drive high performance, accuracy, and continuous improvement.
• Foster a positive, collaborative team environment to promote professional growth and employee engagement.
• Oversee the hiring, coaching, and development of accounting staff to improve efficiency and scalability.

Skills/Qualifications:

• University degree in Business/Accounting and professional accounting designation (such as CPA, CA, CGA, CMA) is required.
• 7-10 years of experience in real estate property accounting and leading auditing process, with a focus on apartments and/or retirement residence
• Proven track record in financial reporting, budgeting, forecasting, and accounting in the real estate industry.
• Advanced proficiency in MS Office (Excel) and accounting software (Yardi preferred).
• Strong analytical, organizational, and problem-solving skills.
• Strong leadership and communication abilities to effectively manage a diverse team.
• Ability to work collaboratively with senior executives and cross-functional teams.
