Position Summary
Reporting to the Director, Real Estate and Property Management, the Project Manager is responsible for administrative and project coordination for their designated department. Responsibilities include, but are not limited to planning, monitoring and documenting tasks throughout various projects, maintaining different project budgets, and accessing funding for projects. This position works closely with the Real Estate and Property Management team
Duties and Responsibilities
- Participate in public engagement around redevelopment of existing sites or development of new sites.
- Take a lead role in the approval process with consultants and regulatory authorities.
- Coordinate consultants, contractors, and business partners (including government) to obtain approvals of planning and construction.
- Plan, direct and oversee the development and delivery of new capital development projects, including those of outside organizations, from inception to completion.
- Prepare a project plan defining the scope of work, budget, schedule, and a proposed methodology for delivering the project. The project plan shall include processes and considerations related to change management, insurance, audit provisioning contingencies management, risk management and project governance requirements. Responsible for revising the plan throughout the project life cycle to meet changing needs and priorities.
- Prepare scoping, monitor, and administer contracts with consultants and contractors.
- Review all project design drawings and specifications to ensure consistency with project objectives as well as industry standards, guidelines, and requirements.
- Conduct risk evaluation identification and mitigation sessions, regularly documenting and ranking all associated project risks, including mitigation strategies, and assigning ownership responsibilities.
- Ensure all necessary tender documents are prepared (including drawings and specifications) and work with the Procurement Department to administer the tendering procurement process.
- Manage and maintain Contemplated Change Orders, Change Orders, Site Instructions, and other project documents.
- Development and recommendation to the Director's approval of the project budget. Estimates the project hard and soft cost elements. Regular tracking and forecasting of the project budget.
- Other duties as assigned.
Position Qualifications
- Post-secondary degree in Project Management, Construction Engineering Technology, Construction Management, Urban Planning, Engineering, Architecture or Business or similar with a minimum of five years project management experience.
- In-depth knowledge of the Ontario Building Code, Fire Code and Occupational Health and Safety Regulations.
- Knowledge of Procurement practices and contract law.
- Extensive technical knowledge relating to residential construction, property maintenance, preventative maintenance, energy conservation and health and safety.
- The position requires competent computer skills and experience using MS Office and Adobe Acrobat. Experience in Yardi is considered an asset.
- Ability to estimate the costs of residential construction work.
- Excellent oral, written, and interpersonal communication skills; including presentation skills.
- Highly effective project management, prioritization, multi-tasking, and time management skills to meet deadlines.
- High level of critical and logical thinking, analysis, and reasoning to identify underlying principles, reasons, or facts.
- Must be qualified to work in Canada legally for the employer.
- Able to provide a Vulnerable Sector Screening check with a ‘Clear' or satisfactory result that meets the operational requirements of the Agency.
- Must have up-to-date vaccinations against COVID-19 with a vaccine that has been approved for use in Canada.
