The Opportunity

The Senior Project Manager, Mixed-Use you will be responsible for the completion of mixed-use development projects within the Calgary market. The successful candidate will assume responsibility for all aspects of project execution and will play a pivotal role in the success of our Design & Construction Division.

The Senior Project Manager, Mixed-Use reports to the Construction Manager.

Accountabilities

Operations

  • Actively participate and be a key contributor in the project development activities;
  • Develop and execute a project strategy that meets the project's required performance, schedule and profitability targets. Meet or exceed these targets;
  • Plan, facilitate, and incorporate the actions from:
    • Strategy sessions;
    • Project start-up meetings for each phase of the work;
    • Value engineering reviews;
    • Scheduling sessions; and
    • Constructability reviews.
  • Plan, organize and direct the preconstruction activities - add value for all stakeholders, i.e. owner, designers, and trades;
  • Assist the financing team in the preparation of the project budget. Ensure that estimates incorporate value for the owner and the targeted profitability;
  • Select trades to tender for optimum project success;
  • Oversee the tendering and awarding of sub-trade contracts including the preparation and execution of work authorizations;
  • Participate in the negotiation, preparation and execution of the prime contract;
  • Exhibit the key values of: leadership, innovation, relationships, and profitability;
  • Prepare and manage project budgets. Track project progress, variances, and recovery. Identify trends. Mitigate potential cost overruns and provide accurate revenue forecasts;
  • Proactively, identify, address, and resolve issues/problems as or before they occur. React positively to change;
  • Ensure project health, safety and environmental standards meet or exceed legislated requirements;
  • Ensure accurate and timely project administration/contract administration including: pricing change orders, tracking requests for information, and communication to all stakeholders;

Performance Expectations

  • Project is completed within targeted schedule;
  • Project meets or exceeds targeted gross profit margin;
  • No lost time accidents (LTA);
  • Constructability issues are addressed in advance of sub-trade tendering;
  • Positive relationships: Develop new relationships with clients, consultants, suppliers and trades, as required; Enhance relationships with existing clients, consultants, suppliers and trades;

Qualifications

  • Education - University or Technical school graduate in engineering or construction management. Eligible for or has attained P. Eng., CET, or PQS designations.
  • Experience – Minimum 5+ years of related experience in the capacity of project manager supplemented by other aspects of construction management including cost estimating. Residential experience is favoured, and experience within a general contractor building retail, office and leisure facilities above $25 million is preferred.
  • Relationship/Leadership Skills - able to develop and sustain new relationships with clients, consultants, suppliers and trades, as required; self-motivated, professional and flexible; able to motivate, empower and coach/counsel team members in the achievement of performance goals; committed to personal growth and integrity aligned with company objectives; ability to exercise confidentiality.
  • Organizational/Multi-Task Skills – Ability to allocate one's time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to complete project within targeted schedule; project meets or exceeds targeted gross profit margin; No lost time accidents (LTA);results-oriented, detail-oriented and accurate.
  • Communication Skills – Constructability issues are addressed in advance of sub-trade tendering. Ability to effectively communicate with a diverse range of individuals with varying cultural backgrounds. Effective presentation and influencing skills, with the ability to communicate logical arguments to support business cases and decision-making. Excellent writing skills, able to communicate messages to varying audiences. Able to deliver messages and facilitate difficult conversations with diplomacy and tact.
  • Decision-Making Skills – Ability to resolve problems using facts and sound reasoning; ability to achieve goals using a strategic approach; proven innovation with a willingness to manage and adapt to change.
  • Computer Skills - Proficient in a variety of computer software packages, including Microsoft Office and property management/accounting programs, with preference given to Yardi experience.
  • Police Clearance – A criminal verification check is required for employment.
