Position Overview

We are seeking to fill a multifamily Area Sales Manager (ASM) position in Calgary. The ASM will work closely with the Sales Associate and Sales Manager to provide excellent customer service while meeting community sales targets. This position will have a thorough knowledge of the community, area amenities, available home models, and product offerings.

Core Duties and Responsibilities

  • Operate an efficient sales center:
    • Handling most of the administrative duties
    • Onsite inspections with customers
    • Generating sales leads
    • Manage the sales process from purchasing to possession
    • Lead each customer through a home tour
    • Creation of weekly sales report for management
  • Responsible for the upkeep of community binders, all filing and record keeping, managing inventory of stationaries.
  • Ensuring the interior and exterior of the show homes and spec homes are presentable and in impeccable condition.
  • Ensure all deadlines are met for in-office paperwork and customer/construction related deadlines.
  • Liaising with bank representatives/mortgage brokers when required.
  • Assist in product development, market research and competitive analysis for the assigned area. Understand the offerings of all competitors in the community (pricing, promotions, comparables etc.)
  • Track sales activity in the designated area.
  • Obtaining registration cards from all prospective customers.
  • Follow up on 100% of registered traffic.
  • Other duties as assigned by the Sales Manager.

Additional Responsibilities

  • Develop, mentor, train and support the Sales Associate.
  • Have a strong understanding of product knowledge (regulations, standards, construction etc.).
  • Understand the value of our homes and our competitive advantage.
  • Follow up 100% of all sales leads from website preferably via phone no later than 2 hours of the email coming in.
  • Set and manage customers' expectations.
  • Ensure all signage is up and clean (lot signs, directional signs and developer pageantry).
  • Ensure website is accurate and up to date.
  • Responsible for ensuring paperwork is done correctly and accurately.
  • Understand and review all contractual documents with customers.
  • Provide customers with updates weekly.
  • Ensure homes are built according to contract.
  • Participate in regular sales meetings and training programs provided by Partners.

Professional Qualifications and Experience

  • Minimum of three (3) years ASM experience in new home sales/real estate with a proven track record.
  • Self-starter with an ability to prioritize multiple tasks, complete them on time and with exceptional accuracy.
  • Outstanding organizational, communication (verbal and written) and interpersonal skills.
  • Great problem-solving and analytical skills.
  • Detailed-oriented with extensive administrative experience with contract and sales agreements.
  • Proficiency with Microsoft Office (including Excel, Outlook, and Word), Sales Simplicity, Adobe Acrobat and DocuSign.

Preferred Qualifications

  • A degree in business, marketing or real estate.
  • Five (5) years ASM experience in new home sales/real estate with a proven track record.
  • Background in working with a Customer Relationship Management (CRM) program.
  • Enjoy working with a team.
  • Passion for people and customer satisfaction.

Working Conditions

This is a full-time position with a 5-day work week scheduled to accommodate showhome and sales center hours, which are as follows:

  • Monday to Thursday 2:00 pm - 8:00 pm
  • Friday 12:00 pm - 5:00 pm
  • Saturday 10:00 am - 5:00 pm

In addition, you will participate in biweekly sales meetings and may be required to attend training or other work events outside of the sales center hours.
