Dream is looking for an Associate, Asset Management
We are always looking for talented individuals to join our growing community. Dream's Asset Management Team is currently looking for an Associate to assist in the growth strategy of the multi-family real estate portfolio in Canada.
The Associate will play a crucial role in supporting the Associate Director of Asset Management in overseeing and optimizing a growing portfolio of multi-family real estate assets. This role requires a highly analytical, detail-oriented, and organized professional with a passion for real estate and investment management. The Associate will focus on monitoring asset performance, implementing strategies to maximize returns, and supporting operational efficiencies across the portfolio.
What will you do?
In this role, you will:
- Support the Associate Director in implementing portfolio-wide initiatives to drive asset value, including renovation projects, lease-up strategies, cost saving initiatives, and repositioning efforts;
- Responsible for tracking key financial metrics, including revenue, occupancy rates, expenses, capital expenditures and derive insights to facilitate decision making;
- Build and update financial models for reforecasting returns, cash flow analysis, and scenario analysis;
- Assist in internal and external property valuations, updating valuation models, coordinating with external consultants and auditors, and providing insights on valuation changes;
- Help oversee 3rd party property managers and provide direction on day-to-day management and operation activities;
- Prepare monthly and quarterly reports on portfolio activity for investors and senior management;
- Participate in the annual business planning process working with senior management to formulate asset strategy and operating budgets.
- Work alongside Investments, Debt and Development by providing assumptions and inputs to assist with future acquisitions and developments.
What type of experience should you have?
We are looking for candidates with:
- 3-5 years of related experience in real estate, asset management, investments, or financial analysis;
- A bachelor's degree in business, economics, or real estate; MBA, CFA, or CPA is a plus;
- Strong technical skills with a focus on real estate underwriting/financial analysis and data manipulation using Excel;
- Strong interest in real estate with a commitment to ongoing learning;
- Strong attention to detail and ability to work independently;
- Excellent interpersonal and communication skills, both written and verbal, with the ability to interact effectively across all levels of the organization.
