The Role:
The Development Coordinator works closely with the Development Manager, following the land acquisition and development process and improving it along the way with each opportunity. Once in development and later in construction, they work closely with other staff to realize the full potential of each project. Additionally, they cultivate and maintain relationships with industry consultants, municipal planning staff, and other stakeholders to achieve Maskeen's objectives. The successful candidate must self-motivated and learn and grow with the organization.
This person must be proactive and take the initiative to move the organization's projects forward. The potential to grow into a Development Manager role is also available.
Responsibilities:
Acquisition and Development
- Follows the acquisition and development process
- Ensures projects folders are properly set-up and updates folder with appropriate documents
- Receives development requirements from municipalities
- Assists in reviewing site plans and servicing analysis alongside the Development Manager
- Updates initial proformas on projects alongside the CFO and Development Manager
- Receives quotes from project stakeholders (i.e. Architects, Engineers, Surveyors, etc.) and reviews with Development Manager
Project Planning and Design
- Prepares rezoning and development applications
- Researches and carries out due diligence for potential development sites, NCP (neighbourhood concept plans) and rezoning changes
- Prepares feasibility studies and associated documentation
- Requests information and monitors application progress with municipalities
- Assists with general administration including preparing correspondence, completing filings, coordinating meetings, and taking minutes during meetings
- Researches general information on development issues and prepares summaries
- Reviews quotes from external consultants alongside the Development Manager
- Fulfils and submits all ADP requirements upon approval from the Development Manager
- Responsible for the creation and installation of development proposal signs
- Prepares building permit application and coordinates with Project Manager to complete the building permit process
- Communicates and coordinates between Finance and Municipality for payments due related to Building Permit
- Organizes, participates, and presents in public information meetings
-Submits feedback to project stakeholders from public information meetings
- Assists in reviewing PLA (Preliminary Lot Approval) with the Development Manager
-Coordinates with the Project Manager for completion of the demolition process
- Responsible for coordinating the servicing agreement letter of credit to the appropriate
Municipality
- Tracks and follows up on release of outstanding letters of credit with all development projects
- Works alongside the marketing team to communicate updates among the internal marketing team
- Provides monthly updates to marketing and sales teams
- Communicates and coordinates with project stakeholders for all project related drawings in
Pre-Construction
- Coordinates with the Project Coordinator on the homeowner protection office warranty
- Watches weekly and ad-hoc council meetings
General
- Assists with using company software (i.e., ProCore)
- Attends project launch events for other neighbourhood developments
- Creates and updates processes, procedures, checklists, and other documentation
- Attends regular meetings, daily huddles, and other meetings as requested
- Participates in networking events and activities
Key Qualifications:
-2+ years of experience in real estate development, municipal planning, or a related industry
- Knowledge of acquisition and development processes including how to work with industry consultants and municipal staff
-Knowledge of scheduling concepts (i.e., milestones, Gantt charts, etc.)
- Research and analytical skills with the ability to make a case for complex rezoning
- Knowledge of construction plans, building layouts, etc.
- Ability to deliver professional presentations and interact with a wide variety of project stakeholders
- Marketing experience is an asset
- Strong negotiation skills
- Strong customer service skills
- Strong organizational skills
- Strong oral and written communication skills in English
- Advanced knowledge of Microsoft Excel
- Knowledge of computer software including Microsoft Windows, Office, and other applications

Compensation:
Salary: $65-85k/year depending on experience
