Job Title: Senior Project Manager Mid-Rise Residential Construction

Location: Kitchener-Waterloo, ON (with travel to London, ON, and occasional travel from the GTA)

Salary: $120,000 - $170,000 per year

Position Overview:

We are seeking a Senior Project Manager with experience in managing mid-rise residential construction projects. This role offers the opportunity to join a 418-unit, mid-rise development consisting of two 9-story buildings at the early stages. The project has just started the permitting process, and we are getting ready to kick things off. The ideal candidate will have 1-2 full-cycle projects under their belt and will play a pivotal role in guiding the project from inception to completion.

Key Responsibilities:

• Lead and manage all aspects of the mid-rise residential project, ensuring that it progresses according to schedule, within budget, and meets the highest quality standards.
• Oversee the permitting process, working closely with local authorities to secure all necessary approvals.
• Develop and manage project plans, schedules, and budgets, ensuring all project deliverables are met.
• Coordinate and collaborate with architects, engineers, subcontractors, and other key stakeholders to ensure the smooth execution of the project.
• Travel to the Kitchener-Waterloo office as required, and to the London site 1-2 times per week to oversee on-site activities and ensure project milestones are achieved.
• Identify and mitigate risks, ensuring safety standards and regulations are followed.
• Maintain detailed project documentation and provide regular updates to senior management and clients.
• Foster strong relationships with all project stakeholders, ensuring client satisfaction and successful project outcomes.

Qualifications:

• Minimum 5-7 years of project management experience, including 1-2 full-cycle residential projects.
• Proven experience managing mid-rise developments or similar large-scale residential projects.
• Strong knowledge of construction processes, building codes, and safety regulations.
• Excellent leadership, organizational, and problem-solving skills, with the ability to manage multiple aspects of the project simultaneously.
• Willingness to travel from the GTA to the Kitchener-Waterloo office and London sites as needed.
• Proficiency in project management software (e.g., Procore, MS Project) and other relevant tools.
• A degree in Construction Management, Civil Engineering, or a related field is preferred.

Compensation:

Competitive salary between $120,000 and $170,000 per year, based on experience.
