Job Responsibilities
Project Development
- Complete a detailed review of all construction drawings to ensure drawings are correct and consistent. Use Caliber's drawing review SOP and checklist to complete the review
- Review scopes of work for each contract and inform Project manager of any concerns or inconsistencies
Project Tender and Budget
- Attend contract award meetings and assist Project manager on negotiate contracts. Ensure that contracts include all items noted in the scope of work.
- Enforce Contract objectives as per Scopes of Work (LOI Appendix A), as per the Project Manager and/or Estimating Team.
- Collaborating with Project Manager in the preparation of pre-approved preferred Trades/Suppliers list for said project. Project Manager has final decision.
- Once Anchor Budget is established and approved, the Site Superintendent to deliver project on or under budget.
- Any variance to Anchor Budget to be reported immediately to the Project Manager.
- Actual Budget to be reviewed against the Anchor Budget on a weekly/monthly basis and results communicated to the Project Manager
- Ensure that the project is delivered in accordance with Caliber's Performance Standards, Appendix ‘A' scopes of work, all Municipal & Code Standards, all Safety Standards, Work Safe BC and Caliber's Health & Safety program.
- Review, understand and agree with Construction Contracts for assigned site.
Project Schedule
- Baseline Schedule to be established and mutually approved between Project Manager & Superintendent, Superintendent is responsible for delivery of project
- on or ahead of schedule.
- Actual Performance schedule to be reviewed with Project Manager on a weekly basis and at regularly scheduled trades meetings. Project 6-week look ahead schedule to be updated for bi-weekly meetings with trades on site.
- Any changes to Baseline schedule will be communicated to the Project Manager and addressed at Consultants meetings as schedule updates – quarterly.
- Assist with the advancement of the project in all stages focusing on meeting the contract schedule whilst maintaining a safe work environment.
Project Permits
- Arrange required permits from Municipalities
- Receive all Municipal finals in order to achieve provisional/final Occupancy
Cost Control
- Collaborate with Project Manager regarding any cost variance affecting the Anchor Budget in a timely manner.
- Review and Communicate in a timely manor any RFI's, CCO's as they come to your attention through trade's communication, drawing documentation, lack of information, etc.
- Monitor project to ensure use of labour and required material controls. (Productive labour force, Lumber Orders, Concrete Orders, etc.)
- All communications regarding progress draw payments, change order approvals, contract scope of work conflicts should be referred directly to Project Manager.
- Any sub-trade back charges should be appropriately documented with picture and written backup and send to Project Manager for distribution to trade's office.
- Review with Project Manager whether to rent or purchase tools/equipment based on duration of use, wear and tear, future repairs, etc. Will also maintain tool and rental logs on a regular basis.
- Regularly review invoices and approve per invoice processing SOP.
- Track time and material costs and regularly check with Project Manger on budget management.
Safety
- Understand and ensure adherence to all required safety policies as directed by Caliber's Health & Safety Manual and Work Safe BC Health & Safety Regulations.
- Setup meeting with Work Safe BC rep. during excavation to review project plan in regard to access, crane swings, exterior envelope, etc.
- Oversee daily activities of CSO and perform daily site audit with CSO to ensure worker safety compliance on site.
- Review daily safety inspection reports, trade toolbox meeting minutes, trade JHA's and provide comments/feedback/follow-up as required. Notify Project Manager if trades are not up to date with their paperwork.
- Update site management/safety plan as required.
- Ensure all required Engineering is provided prior to performing tasks on site (eg. flying DEP box, formwork, etc.)
- Ensure crane operator, rigger, maintenance logs are up to date.
Personnel Management
- Supervise the personnel necessary for the effective execution of assigned project, throughout all stages.
- Coordinate all trades to ensure they carry out all their duties as prescribed in their scopes of work.
- Be familiar with trade's Scopes of Work, to ensure we are not self-performing something already covered contractually.
- Coach and Connect with Caliber employees to help train them in their role. Report any concerns with Caliber employee performance to the Project Manager.
- Ensure all site staff are aware of and adhere to all Corporate Performance, Employment Standards and Company Policies.
- All timecards for Caliber Employees and temporary labour must be verified and signed off by Superintendent.
- Chair bi-weekly trade meetings to review site safety, schedules, etc. Minutes to be distributed no later than 2 days following meeting date.
Quality Control/Reports/Logs
- Ensure project is completed with Caliber performance standards and project specific ‘Scope's of Work'.
- monitor project to ensure conformity with all milestones, building code requirements, applicable specifications and drawings.
- Make Project Manager aware of any conflicts within plans and/or between specifications and plans.
- Adhere to any Caliber construction protocols as developed over time.
- Perform audits of trade layout on a regular basis – if it appears to be wrong it probably is.
- Maintain photo documentation of site progress daily and upload to Site Max daily
- Maintain “detailed” daily superintendent reports and send copy of reports to Project Manager on a weekly basis.
- Maintain a trade foreman contact/phone list with site administrator and update on a weekly basis.
- Ensure use of concrete pour verification checklist and have all trades sign off “prior to” placing concrete and keep an up to date concrete pour log.
- Ensure up to date knowledge of ALL RFI's, SI's, Shop Drawings, etc. and make sure trades are following the required changes on site.
- Maintain set of working drawings noting all changes for quick cross reference.
- Maintain Purchase Order Log and make sure all suppliers reference PO on invoice along with correct company name for billing.
Personal Development
- Maintain awareness of general market conditions as it pertains to personnel, suppliers and trade availability.
- Maintain a thorough understanding of the issues facing the construction industry.
- Maintain a network of: Sub-trades, Suppliers, Industry Peers.
- Stay abreast of technical advancements in the construction industry.
- Partake in continuing education to constantly grow ability and knowledge of construction practices and procedures.
- Continue to hone verbal and written communication skills.
Interactions
- Report to Project Manager on site and Senior Project Manager as called upon.
- Key internal interactions: Construction Department and Accounting Department, as necessary.
- Key External interactions: Sub-trade/Supplier Team, Municipality/Consultants/ General Public
- Any Site incidents requiring reporting or press to flow through the Project Manager to the Senior Project Manager
Skills & Knowledge
- Post Secondary Education in Engineering, Technology or Trades Training or the equivalent on job experience.
- Minimum of 5 years or the relevant site Superintendent experience
- Possess superior organizational, project management and critical thinking skills.
- Proven effective communication skills (Verbal, written and e-mail) able to communicate with a variety of people and groups.
- Knowledge of MS Outlook, MS Word, MS Project, and MS Excel
