The Manager, Real Estate will play a key leadership role within the Toronto Lands Corporation (TLC) by providing comprehensive real estate expertise across various facets, including acquisitions, dispositions, easements, expropriations, and redevelopments. This position involves collaborating with senior Toronto District School Board (TDSB) executives, key TDSB departments (e.g., Facility Services, Strategy Policy, Business Services, Capital Services, and Design & Renewal), and external stakeholders. As a vital member of the team, the Manager, Real Estate will negotiate and manage complex real estate agreements, contributing significantly to the vision and success of TLC as the agent and advisor to TDSB.

Requirements

What you will do:

Real Estate Transactions (60%)

  • Provide leadership and strategic advice in the development and implementation of long-term plans for the real estate portfolio.
  • Lead or provide direction on a variety of complex projects, including property acquisitions, dispositions, easements, land exchanges, and expropriations.
  • Negotiate and manage complex real estate projects, ensuring alignment with TLC/TDSB goals, including multimillion-dollar property transactions and new urban schools in podium developments.
  • Ensure compliance with contractual obligations, timelines, and relevant regulations (e.g., Regulation 374/23).
  • Prepare board reports and participate in policy and process development.

Redevelopment Activities (15%)

  • Provide expert advice on potential redevelopment opportunities and alternative partnership strategies for the asset portfolio.
  • Lead redevelopment approvals, including the preparation of RFPs, negotiations, and recommendations.

Other Due Diligence (15%)

  • Lead, coordinate, and supervise consultants, lawyers, planners, environmental consultants, appraisers, engineers, and real estate brokers.
  • Procure and understand third-party reports including appraisals, building condition reports, environmental reports, title reports, heritage reports, etc..
  • Assess potential costs, risks, and liabilities, ensuring transparent and fair management of real estate transactions.

Communication and Service Excellence (10%)

  • Lead public consultations and represent TLC at public, committee, and standing committee meetings.
  • Liaise with internal and external stakeholders to develop and implement partnerships, including potential community hubs and multi-level service integrations at TDSB sites.
  • Identify and implement high service standards to facilitate continuous improvement in services and business processes.

What you will have:

  • Education: University degree in Business, Real Estate, or a related field.
  • Experience: Minimum of 7 - 10 years of commercial or institutional real estate transaction experience with a strong focus on transaction management involving diverse stakeholders.
  • Professional Designations: CFA, AACI (Appraisal Institute of Canada), or other finance or real estate designations preferred.
  • Knowledge:
    • Thorough understanding of municipal and provincial legislation related to real estate projects (e.g., Planning Act, Residential Tenancies Act, reference plans, title searches, ESA, CUSPAP).
    • Expertise in property title matters and proficiency in Teranet and GeoWarehouse software systems.
  • Skills:
    • Exceptional Written and Verbal Communication: Strong analytical, writing, and communication skills, with the ability to clearly present complex real estate information and reports to a wide range of stakeholders.
    • Advanced Problem-Solving and Negotiation Skills: Demonstrated expertise in resolving complex issues, managing conflicts, and negotiating favorable outcomes in high-stakes real estate transactions.
    • Effective Time and Project Management: Ability to work efficiently under pressure, prioritize tasks, and meet tight deadlines while maintaining a high standard of accuracy and attention to detail.
    • Technological Proficiency: Proficient in real estate software applications and the Microsoft Office Suite (Outlook, Word, Excel, Access), with the ability to leverage these tools for data analysis and project management.
