Position Title: Leasing Manager

Competition: 24-61

Reports to: Associate Director of Housing

Union: BCGEU (Excluded)

Compensation: $65k-80k (commensurate with experience)

Schedule: 8:30am – 4:30pm, Monday to Friday (75 hours bi-weekly)

Position's Primary Objectives

As an integral member of the Resident Services team, the Leasing Manager is accountable for contributing to the successful and efficient operation of the Resident Services department by:

  • Developing and implementing leasing strategies to achieve occupancy goals and optimize rental income in alignment with organizational mission, vision, and values.
  • Providing specialized support to Resident Services staff in the delivery of services to residents; and
  • Providing operational assistance to the Associate Director of Housing
Key Responsibilities

1. Developing and implementing leasing strategies to achieve occupancy goals and optimize rental income in alignment with organizational mission, vision, and values.

  • Guide marketing strategies for market, rent-geared-to-income (RGI), subsidy, and deep subsidy units
  • Respond promptly to inquiries, conduct property tours, and effectively promote the features and benefits of each property. Showings may occasionally take place after business hours.
  • New property lease-up.
  • Screen prospective tenants by reviewing applications, conducting reference checks, and verifying eligibility as required.
  • Review tenancy agreement terms and conditions with new tenants, ensuring compliance with policies and procedures.
  • Coordinate tenancy agreement signings, move-ins, and move-outs, ensuring smooth transitions for tenants.
  • Manage retention strategies to minimize tenant turnover.

2. Providing specialized support to Resident Services staff in the delivery of services to residents by:

  • Providing senior-level support to the team including the resolution of difficult/complex resident issues;
  • Assisting as needed in scheduling staff, covering absences within the Resident Services team and resolving related issues;
  • Assisting and supporting staff with the with the preparation of arbitration process;

3. Providing operational assistance to the Resident Services Management team, including:

  • Preparing and providing regular reports and statistics regarding program developments, operational issues and program evaluations;
  • Participating in the selection of new team members as well as coordinating orientation and training;
  • Participating in performance management processes as required;
  • Assisting with the development of protocols, policies, and procedures;
  • Participating, in related community-based meetings, committees and groups regarding housing and support services for hard-to-house and homeless individuals; and
  • Assist with stakeholder communication and management related to unit rentals;
    • Coordinating with the team in: maintaining the BC Housing database; and
    • tracking outcomes and client movement within the program for report writing purposes.

Requirements

Qualifications (minimum Education and Experience requirements):

Note: An equivalent combination of education and experience may be considered.

Education:
  • A bachelor's degree in Business Administration, Real Estate, Finance, or related field.
Experience:
  • Minimum of three (3) years' related experience in property leasing, real estate sales, or property management experience; preferably in a non-profit setting.,
  • Demonstrated experience working in a supervisory or leadership role.
  • Prior experience working with populations impacted by homelessness, addictions, mental health issues and/or other barriers to stable housing is preferred
Knowledge, Skills and Abilities:
  • Strong marketing and customer service acumen with a person-centric approach.
  • Working knowledge of the Residential Tenancy Act
  • Demonstrated ability to work independently and be part of an integrated community team
  • Demonstrated conflict management de-escalation skills
  • Ability to communicate effectively both verbally and in writing with residents, staff, and community professionals
  • Proficient in MS Office programs including Word, Outlook and Excel
Additional Criteria for Role:
  • Completion of a Criminal Record Check with the Vulnerable Sector is required before employment commences.
  • First Aid Certification is required.
  • Must have valid driver's license and access to a reliable vehicle with a minimum of $2 million liability ‘business class' insurance.
  • Schedule may be subject to semi-regular adjustments and changes based on operational requirements

Although this position may require the successful candidate to operate outside of their normal schedule as operational needs require, we endeavour to maintain consistency and flexibility wherever possible. Any changes to schedule will be made in consolation with the successful candidate to ensure mutual agreement and accommodate personal circumstances where operationally possible.

As Pacifica Housing works with vulnerable populations, We require all staff to successfully clear a Vulnerable Sectors Criminal Record Check run by the Ministry of Justice. Any offer of employment is contingent on the applicant providing proof of criminal record check prior to commencing employment.
