At Pier 4 our portfolio of multi-family real estate assets is growing and as a result we are looking for an experienced Property Manager to join our team. The Property Manager is accountable for all aspects of the property's operation including revenue, expense management and other financial goals while consistently providing residents, vendors and employees with the highest quality of service and support.


Responsibilities

Reporting to the Manager, Regional Operations, responsibilities include but are not limited to overseeing operations, expense management, vendor/trades relationships, on-call support 24/7 for emergencies, tenant relations for multiple sites in Southwestern Ontario and/or as may be required. The Property Manager will be expected to travel to London and surrounding areas and work out of the company office in Cambridge, Ontario.

  • Manage rent collections, late notices and posting rents.
  • Manage maintenance team.
  • Manage all aspects of the P&L including expense control and budgeting.
  • Conduct weekly inspection of properties and prepare a summary report of the property activity, conditions observed and traffic.
  • Travel between sites as required.
  • Assist with monthly financials for the property ie) reporting and explanation of variances.
  • Approve invoices for payment.
  • Walk the property regularly and inspect for cleanliness and curb appeal.
  • Oversee on-site capital improvements.
  • Prepare recommendations for improvement and change for discussion with Owner.
  • Process rental applications, renewals, and credit verifications.
  • Prepare and submit documents relating to various affordable housing agencies and rent assistance programs.
  • Maintain accurate records of all community transactions (i.e., rent rolls, delinquency reports, move-ins/move-outs, etc.).
  • Negotiate and coordinate services/contracts with the operation of the property.
  • Participate in training seminars as requested.
  • Must be organized, efficient, can prioritize, have excellent follow-up and outstanding interpersonal and communication skills.
  • Market, advertise and show apartments when notice is given.
  • Develop and foster positive relationships with co-workers, Vendors and Residents.
  • Ensure proactive timely resolution of all co-worker, Vendor or Resident concerns.
  • Professionally and courteously handle all Resident inquiries, feedback, complaints or concerns.
  • Ensure a high level of Resident satisfaction is achieved.
  • Promote a strong sense of community.
  • Be accessible in person or by phone while on call to provide essential service in emergency situations (fire, flood, injury) as they arise or occur.
  • Be fully aware and cognizant of fire and life safety procedures and execute on them in the event of any emergency.

Education, Qualification and Experience

  • Minimum of 5 years residential property management experience.
  • Experience managing a team.
  • Ability to accurately listen, understand and respond to issues appropriately.
  • High attention to detail and accuracy is critical.
  • Exceptionally organized and detail oriented with a strong ability to prioritize and multi-task.
  • Strong interpersonal and oral communication skills.
  • Able to work both independently and comfortably as part of a team.
  • Aptitude for working in a deadline-oriented environment.
  • Commitment to discretion and confidentiality.
  • Experience using Yardi software.
  • Knowledge of the Landlord Tenant Act.
  • Degree/diploma and/or an equivalent combination of education and/or experience.
