Job Title: Building Caretaker (non resident)

About the Affordable Housing Association of Nova Scotia: AHANS is a non-profit housing provider that operates throughout the province. About the Role: Reporting to the Property Manager, you will be major contributor to the maintenance and cleaning at a 63 unit harm reduction permanent supportive housing property that supports individuals who have experienced chronic homelessness but are now transitioned to stable housing. You will work closely with our team's Onsite Building Coordinator and on-site service provider who provides supports, by focusing on exceptional property management experience for all stakeholders of the property.

You will contribute to many aspects of front line property management, including tenancy management, maintenance, and on site coordination of multiple parties. Practically, the role includes:

  • Ensuring the property has exceptional curb appeal; landscaping is maintained, no litter is visibly present around the property, walkways are cleared in winter
  • Primary duties include cleaning of all common areas of the building, including but not limited to hallways, lobby, stairwells, meeting and gathering spaces, 2 public &1 staff washroom, and offices.
  • Willingness to learn and undertake basic maintenance including but not limited to lock changes, drywall repair, HVAC cleaning, trade support, shutting down fire alarm for service work etc
  • Ensure compliance with policies and procedures for tenants, contractors and staff on site
  • Daily inspections of the building for deficiencies, working with Property Manager to determine course of action for repairs, flagging fire hazards, cleanups etc
  • Responding to maintenance requests and forwarding any maintenance requests you are unable to complete to the maintenance team when required.
  • Supervise the work of on site contractors when required
  • Ensure all fire safety and life safety equipment is inspected and working as per code
  • General support to reset electrical breakers when tripped, contribute to fire marshal team duties and responsibilities when working on site, supporting the fire department and other first responders when on site
  • Recurring after hours coverage of the property management team
  • Additional duties as assigned

Work Conditions and Physical Capabilities: Some physical work, assisting maintenance & operations team when projects are taking place at property. Work on feet, moving around the property.

Typical working hours: Two positions:

  • Full-Time, Monday-Friday, Regularly scheduled evenings and weekends as part of a rotating schedule
  • Casual, part-time, based on your availality and the needs of the building


Required education and experience:

  • Knowledge of the population the property services is considered an asset
  • Previous experience in a resident manager role considered an asset
  • Willingness to engage with harm reduction and trauma informed approach to service delivery
  • Intermediate administrative skills
  • Experience with customer relations
  • Experience with maintenance & building systems
  • First aid, mental health first aid, WHIMIS, knowledge of the Residential Tenancies Act
