YOUR FOCUS

Reporting to the HVAC Supervisor, the MR Servicer performs preventative maintenance on mechanical equipment across the University of New Brunswick (Fredericton Campus), Saint Thomas University, and National Research Council buildings. The role also encompasses tasks related to water treatment in all buildings.

  • Perform preventive maintenance on various equipment, including but not limited to: air handling units and associated equipment/controls; unit heaters, heating/cooling coils, fan coil units, and thermostats; deionized water units, exhaust fans, fume hood exhaust systems, air and water filters, circulating pumps; kitchen equipment such as dishwashers, potato peelers, steam cookers, and kettles and additional building equipment as required.
  • Perform Maintenance Tasks including but not limited to internal and external cleaning of equipment; lubrication, oiling, and greasing, including maintaining oil levels; replace and adjust drive belts, align pulleys, and inspect/clean fan wheels; inspect fan shafts and bearings, replace motor mounts, and adjust anti-vibration mounts; troubleshoot and document issues as required.
  • Monitor, detect and report malfunctioning or defective equipment and take necessary remedial actions to prevent further damage or complications.
  • Assist tradespersons in major and minor repairs, including dismantling and reassembly of equipment.
  • Conduct limited corrective maintenance on HVAC systems and related equipment as needed.
  • Ensure the implementation of Water Testing & Treatment Program - collect and analyze heating and cooling water system samples for corrosion and biological contamination; handle, dispense, and manage chemicals used in water treatment; maintain prescribed chemical concentrations and bacterial control levels; maintain accurate records and submit timely reports; assist in installing and maintaining sampling stations and water filters; perform minor repairs on piping and controls; clean, test, and calibrate online test equipment for cooling tower blow-down; recommend modifications to water treatment systems; support the addition of heating and cooling systems to the water treatment program; collaborate with water treatment company representatives for compliance with legislation, including assisting with monthly Legionella tests and tower cleanings
  • Conduct periodic inspections of fire extinguishers to ensure fire safety compliance.
  • Perform other related duties as assigned by the department.

WHAT YOU BRING

  • High school diploma (Grade 12) required.
  • Minimum one year of experience in preventative maintenance or related fields such as HVAC, refrigeration, steam systems, or mechanical trades. Experience working with complex and potentially hazardous mechanical systems is preferred.
  • A combination of education and experience may be considered.

Additional Strengths

  • Understanding of chemical water treatment is an asset.
  • Mechanical aptitude and ability to work safely around mechanical equipment.
  • Familiarity with Occupational Health and Safety Regulations.
  • Ability to work independently and collaboratively within a team.
  • Physical capability to lift heavy objects, work on ladders, and operate in confined spaces.
  • Ability to distinguish and interpret color variations for water analysis.
  • Competence in mathematical calculations for chemical concentrations and feed rates.
  • Ability to read technical materials and attend relevant training sessions.
  • Proficiency in Microsoft Office (Outlook, Teams, Word, Excel).
