Role Description
Reporting to the Manager, Technical Services, the Building Operator is responsible for ensuring GWL Realty Advisors commercial office properties are being managed and maintained in a safe, presentable, and environmentally friendly manner. The incoming Building Operator will assume a proactive approach, to ensure that preventive maintenance is a top priority within our clients' properties. You will also collaborate with your team to address corrective maintenance concerns. Additionally, you will check and monitor various building systems and action service requests from tenants in a timely and professional manner.

Your Responsibilities will Include:

  • Achieving high levels of tenant satisfaction by responding to inquiries effectively, with a strong focus on customer/client service;
  • Assisting in the efficient, effective, and successful control of all base building equipment and systems such as chillers, boilers, centrifugal pumps and various air-handling systems;
  • Taking a pro-active approach to maintenance and repairs, assisting with preventative and corrective maintenance on building equipment as required, using Angus Anywhere PM system;
  • Obtaining estimates and quotations for proposed scopes of work within the building, in collaboration with contractors;
  • Performing water treatment chemical testing, and critical system testing including automatic transfer switches, base building, and tenant generators;
  • Actively participating in energy management practices for all mechanical and ventilation systems;
  • Ensuring that all corporate OH&S policies, procedures, and programs are implemented and strictly followed, including environmental, sustainability, and property management policies and procedures.

Your Qualifications
As the ideal candidate, you are positive, energetic, and willing to learn. You enjoy taking initiative and keeping busy, often investigating and researching solutions to problems before bringing recommendations forward. You demonstrate professional client service, take pride in your work, and are passionate about ensuring that tenants have the best experience possible.
Your qualifications Include:

  • 2+ years of experience in commercial property management operations;
  • Sound knowledge of HVAC, plumbing, electrical, BAS, and life safety systems;
  • Second class NS/interprovincial plant operator license or the ability to obtain this license;
  • Post-secondary education in heating, ventilation, air conditioning and refrigeration systems (HVAC&R) would be considered an asset;
  • Relevant mechanical/electrical or general construction aptitude and troubleshooting skills;
  • Highly collaborative, and team-oriented;
  • Passionate about sustainability and energy management.
