SummaryAs part of a team, the Senior Specialist – Real Estate Transactions will arrange for the negotiation of all types of lease and asset sale agreements in order to optimize return on assets and effectively control costs. You will be responsible for establishing strategies to improve strategic Real Estate asset planning for the Bell Canada and BCE group of companies Real Estate portfolio. You should also be committed to providing excellent customer service.
Key Responsibilities- Leasing transactions. Analyze and negotiate legal documents including leases, property sales, and broker agreements with assistance of legal counsel, BGIS lease transactions teams (3rd party RE outsourcer), finance, M&A, environment and other internal stakeholders. Provide leasing direction to BGIS lease transactions teams.
- Subleasing transactions. Select and interact with listing brokers. Develop subleasing strategy and marketing documentation with the support of brokers. List properties within deadline. Assess opportunities which maximize asset return, conduct financial analysis for approval, respond to RFPs, recommend and negotiate subleasing agreements. Lead negotiations. Project manage the execution of agreements by working with internal and external stakeholders to solve business, operational and legal items.
- Asset sale and RE development transactions. Analyze, evaluate, present and advocate for new development or sales opportunities which support the organization goal, including office space, technical space, land, towers sites, media facilities. Familiar with urban planning. Recommend, obtain and analyze valuation assessments. Recommend listing strategy and execute on set timeline. Lead agreement negotiation including early discussion with stakeholders, sale price negotiation, operational and legal due diligence until final closing.
- Governance. Document and report on leasing, subleasing and asset sale transactions for BCE approval, as per policy of authorizations.
- Develop and maintain relationships with landlords, brokers and business partners. Act as Bell RE primarily contact with landlords to negotiate leases and control costs. Main point of contact for service provides (brokers, appraisers, architects, engineers and other consultants…) and internal groups (legal, operational groups, tax, treasury, environmental group) for strategic planning.
- Commercial Canadian RE market expert. Develop market intelligence and studies with assistance of brokers. Ability to summarize information in Executive Level presentations in order to provide recommendation to Bell management.
- Strategic Real Estate planning. Develop, monitor, adjust and execute on multi-year leasing payable and receivable plan. Interact as a RE business advisor on general portfolio management and formulate new strategies to the Leadership team and diverse stakeholders. Deliver on multiple RE optimization strategies to optimize return on assets
- 5+ years progressive experience in leasing in Corporate Real Estate.
- Degree in Business Administration, Economics, or other combination of RE related education or experience.
- Self-starter, strategic thinker who can assess risk/opportunities and recommend action plans.
- Excellent customer service approach, who can pro-actively find solutions in the context of deal negotiation.
- Effective prioritization skills with proven success in managing multiple priorities with varying deadlines.
- Must be a clear, open and effective communicator with strong facilitation skills with the ability to lead and influence a large group of diverse stakeholders in the context of deal negotiation.
