Meridia Recruitment Solutions has partnered with Granite Springs Estates Construction Ltd. to recruit a Senior Project Manager to join their team based out of Bayside, Nova Scotia.
With support and oversight from Dongdu International Group (DDI), a Hong Kong based real estate company, our client is positioned to deliver a proposed large-scale real estate development project in Bayside, spanning 1300 acres. Over the next 15-20 years, our client is passionate about helping combat the housing shortage in Halifax Regional Municipality (HRM) by building a community comprised of over 400 homes, including single-family homes, townhomes, multi-family housing, a commercial center, and recreational amenities.
Role Description:
The initial phase of this project will be focused on building and selling a number of single-family homes within a 350-acre plot of land, by the first quarter of 2028. To achieve this project milestone, the successful candidate's primary mandate in 2025 will be to obtain all required development agreements by working closely with various stakeholders and city councilors, as well as Planners and Engineers. From there, the Senior Project Manager will be heavily involved in developing master site plans, ensuring zoning by-laws are followed, developing detailed financial plans, and coordinating a number of studies to be completed by subject matter experts (i.e., environmental, traffic impact, etc.). As the project progresses, the Senior Project Manager will be responsible for workforce planning, ensuring that the appropriate resources are in place to deliver the first phase on-time and on-budget.

Your responsibilities will include:

  • Coordinate the development and execution of master-site plans and various studies to ensure that all necessary development agreements are obtained, and all zoning by-laws are followed, building close relationships with City Councilors and Planners;
  • Develop a detailed and comprehensive budget to be reviewed and approved by DDI that includes the cost of obtaining the development agreement(s), construction costs, and anticipated sales revenue;
  • Consult Engineers and Consultants with expertise in disciplines related to community development (i.e., infrastructure, municipal, wastewater, etc.);
  • Consult Architects to develop construction drawings and renderings;
  • Lead workforce planning and human resources duties to ensure adequate in-house resources are available as the construction/building phase approaches;
  • Lead sales and marketing duties for the project, conducting a semi-annual sales and marketing plan that includes a comprehensive competitive analysis of the local market as well as the greater HRM market, volume of sales, sales plan, promotion, and mortgage market;
  • Proactively avoid risks associated with political, environmental, social, or technical issues, as well as financial, safety, construction, and market risks, reducing or eliminating them as they become known;
  • Continually search for opportunities to acquire land that would complement the existing acreage to allow for further community development.

Your Qualifications:
As the ideal candidate, you are an experienced Civil Engineer who has supported large-scale residential/community development projects, from the development and planning phase, through to construction activities. You are a natural relationship builder, with great problem-solving skills, and are able to manage competing high-priorities, all while being a strong mentor and leader to the team working underneath you.
Qualifications include:

  • 10+ years' experience as a Project Manager, ideally with experience working on real-estate/land development projects;
  • Bachelor's degree from a recognized institution, ideally in Civil Engineering, Architecture, or Project Management;
  • In-depth knowledge of zoning laws, regulations, and other applicable rules for real estate development in Halifax Regional Municipality (HRM);
  • Experience supporting water and sewer design, stormwater management design, site grading & road design as well as a working knowledge of site development designs;
  • Exceptional interpersonal and public relations skills;
  • Ability to build and nurture relationships with key stakeholders, including City Planners, Councilors, Consultants, and Subcontractors;
  • Strong technical expertise coupled with a business-oriented mindset, with the ability to effectively manage multiple competing priorities;
  • Strong team leadership skills and the ability to effectively manage and lead a team of professionals as it relates to the design and construction of projects.
