STRAND IS LOOKING FOR A PROPERTY MANAGER

Strand is seeking a Property Manager to work alongside the Senior Property Manager. The primary role for this position is to assist the Senior Property Manager in the day-to-day operations of the rental portfolio that includes both residential and commercial tenants. Additionally, providing a high level of customer service to all residents. This is a full-time position based out of our Vancouver head office.

QUALIFICATIONS

  • Minimum of two years of experience in Property Management or Real Estate
  • Strong customer service skills with a professional and positive attitude
  • Must have access to a personal vehicle
  • Familiarity with the Residential Tenancy Act
  • Ability to thrive in a fast-paced, multi-tasking environment with an ability to meet strict deadlines
  • Self-motivated and enjoys working in an office setting
  • Possession of a Property Management License is considered an asset, or candidates must be actively working towards obtaining one
  • Experience with Yardi and RentCafe (an asset)
  • Strong problem-solving skills
  • Demonstrated ability to work independently and collaboratively within a team
  • Dependable, honest, reliable and committed to maintaining a high standard of integrity
  • Proficient in Microsoft Office (Excel, Word, Outlook) and Windows-based software
  • Ability to learn and adapt to new processes and procedures
  • Ability to understand the financial implications of managing properties

DUTIES & RESPONSIBILITIES

As a Property Manager, you will be responsible for the following tasks:

  • Manage the day-to-day operations of the buildings under property management by Strand, focusing on tenant satisfaction, safety, security, and property appearance.
  • Interact regularly with tenants and the Senior Property Manager to address concerns and ensure
  • smooth building operations.
  • Perform administrative tasks and follow company procedures under the Senior Property Manager's guidance.
  • Prepare and distribute monthly Property Management Reports to ownership.
  • Stay informed on local market trends and conditions.
  • Assist with social media, advertising, and marketing efforts for properties.
  • Collaborate with the Senior Property Manager to advertise and rent vacant units promptly upon turnover. Show vacant units, guide prospective tenants through the application process, review applications and prepare leasing documents for suites, parking, and storage.
  • Conduct tenant move-in and move-out inspections, including on weekends as needed.
  • Manage monthly accounts receivable reports and collect rent and deposits as necessary.
  • Coordinate security deposits and tenancy agreements.
  • Facilitate maintenance and repair requests promptly by coordinating with tenants and trades.
  • Maintain accurate records (insurance certifications, etc.) and keep all tenant files up-to-date.
  • Inspect common areas and conduct parking/storage audits at least twice weekly, identifying maintenance needs.
  • Address tenant requests promptly, documenting details for the Senior Property Manager.
  • Respond to tenant communications (emails and calls) in a timely manner, typically no later than 24 hours.
  • Provide daily and weekly operational reports to the Senior Property Manager.
  • Manage key access cards and maintain suite records.
  • Inspect common areas weekly to identify and address mechanical, security, and general maintenance concerns.
  • Maintain maintenance records and prepare related reports.
  • Review financial reports and propose additional revenue opportunities.
  • Attend after-hours emergency calls on an as-needed basis.
  • Develop and implement emergency protocols and ensure a safe environment for all occupants and visitors.
  • Prepare Annual Operating Budgets
  • Build relationships with trades, tenants, relocation agents, and any other contact that positively impact Strands property management company.
  • Perform other duties as assigned or required to successfully operate within Strands property management company.

Salary Range: $85,000 - $95,000 per annum (Actual salary offered will be commensurate with education and experience).
