- Perform a variety of routine maintenance tasks: paint and plaster touch ups, minor plumbing repairs, ceramic repairs, etc.;
- Repair interior and exterior doors and hardware (door-closers, locks, hinges, etc.);
- Ensure the maintenance of and/or minor repairs to lighting and electrical equipment, such as charging fluorescent lights.
- Keep building interiors and exteriors clean, including snow-removal and lawn and parking-lot maintenance.
- Follow up on tasks with the Foreman and Director of Operations.
- Responsible for Building Automation System where applicable
- Oversee the appearance and safety of the property.
- Provide best in class customer service to all stakeholders (tenants, contractors, internal teams)
- Implement and adhere to Pure policies, procedures, and property management best practices.
- Manage, oversee, and make recommendations to the foreman with a view to enhancing services and operations – “think like an owner”.
- Review all Building Systems to ensure that they are operating normally and efficiently (HVAC, Electrical, Plumbing, Air Handling, Water, Mechanical, fire systems, docks and doors, lighting) and report deficiencies to Foreman
- Communicate with Foreman on building and tenant issues.
- Ensure accuracy of maintenance and daily logs of equipment for foreman review
- Complete minor maintenance and repairs.
- Report to Foeman any contractors/vendors who are not adhering to Health and Safety regulations.
- On call 24/7 for emergencies and will be required to work overtime from time to time.
- Maintain all electrical and mechanical building rooms in good order.
- Routinely inspect common areas, building, roof, landscaping, tenanted units and vacant units and provide detail reporting to foreman
- Report back to Foreman/Director of Operations any abnormalities capital projects (roof replacements, asphalt replacements).
- Perform maintenance activities to meet PURE's/ tenant requirements and communicates any cleaning / maintenance deficiencies to foreman.
- Secures assigned properties after hours by locking doors, closing windows, turning on/off lights as required and resetting security alarms, as required.
- Ensure all vacant spaces and general property appearance are in good condition for site visits (AM, Potential purchasers, senior management, BX, insurance, evaluators, etc.)
- Responsible for allowing access to common areas, vacant spaces, mechanical rooms on request (Bell, Hydro, Leasing, AM, PM, BCR, evaluators, etc.)
- Other duties, as assigned
- Diploma in building maintenance and/or other relevant training (BES I/II) with at least five years of experience
- Knowledge of building maintenance including plumbing, electrical, mechanical systems with the ability to identify problems and perform minor repairs on a daily basis
- Valid driver's license (class 5)
- The ability to respond to emergency calls
