Reporting to the Senior Maintenance Manager and Director of Property Management, the Maintenance Manager is responsible to assist with the operational matters of a commercial and residential portfolio.
On behalf of the property management department, the maintenance technician will be involved in assisting the Senior Maintenance Manager with the day-to-day operations for an assigned portfolio of residential and commercial properties. The maintenance technician will have a solid understanding of plumbing and electrical systems, heating and cooling systems, carpentry, contracts, and budgets. The key responsibilities include, but are not limited to the following:
- Complete the day-to-day operational activities for a mixed commercial and residential portfolio as assigned by the Maintenance Manager & Senior Manager
- Respond quickly in the event of an emergency, notify appropriate personnel and follow safety protocol
- Perform a wide range of general building maintenance duties as assigned (minor repairs, drywall, trim, paint, carpentry, adjustments, etc)
- Comply with site visit schedule to perform weekly, and monthly tasks as required
- Perform regular property inspections
- Perform lot maintenance / minor landscaping / minor snow removal
- Maintain familiarity with building systems including but not limited to HVAC units, water heating units, water cooling system, fire alarm system, electrical systems, exhaust timers, light timers, etc.
- Maintain maintenance logs and reports
- Ensure health and safety policies are complied with
- Perform monthly Fire safety monitoring and tracking
- Report deficiencies found onsite to the Maintenance Manager and resolve accordingly.
- Monitor equipment in accordance with both legislative and recommended operating requirements.
- Interact with team members, guests, business partners, and contractors in a professional manner.
- Participate in the after hour on call rotating schedule
- Monitor parking as needed
- Perform other reasonable tasks required to meet the requirements of the position
Qualifications
- Minimum 3+ years' experience in a maintenance technician role
- Strong knowledge of general maintenance, including electrical, plumbing, carpentry, mechanical and fire systems.
- Experience in operating a variety of equipment, including snow blowers, lawn lowers, small hand tools.
- Outstanding organizational and leadership abilities
- Proficient in time management
- Knowledge of workplace safety, safe operation of tools
- Experience in planning maintenance operations
- Excellent communication, negotiation skills, and interpersonal skills
- Competent in problem solving, team building, planning and decision making
