Position: Live-In Superintendent

We are seeking a dedicated Live-In Superintendent for a well-maintained, 17-story, 130-unit condominium in Oakville, located on beautifully landscaped grounds and within walking distance of the lake and nearby amenities. The building offers residents an exercise room, two saunas, a library, a workshop, a party room, and an outdoor pool.

Position Overview: This full-time position reports directly to the Property Manager. Candidates must be non-smokers and meet the building's 20lb pet weight restriction.

Qualifications: To be successful in this role, you should have:

•Prior experience as a residential superintendent with anunderstanding of building mechanicals.

•Excellent customer service skills, including professional, positive communication with residents, the board of directors, and colleagues.

•Confidentiality awareness in accordance with PIPEDA.

•Ability to problem-solve and follow directions efficiently.

•Proficiency in English for both written and spoken communication, as well as basic computer and mobile phone use.

•Physical fitness to manage lifting tasks as required and a clean Police Records Check.

Key Responsibilities:

•Schedule: Monday – Friday, 8 am to 5 pm, plus every other weekend. Includes on-call availability for after-hours emergencies.

•Maintenance & Cleaning: Maintain a clean, safe, and healthy environment by cleaning common areas, handling waste removal, performing daily inspections, and maintaining logs of maintenance duties.

•Emergency Response & Resident Support: Respond to and manage emergencies, interact with contractors and residents, and address resident and visitor needs for building access.

•Building Management: Perform daily checks of mechanical rooms, oversee pool maintenance, and update intercom and key/fob systems. Track inventory and report supply needs to the Property Manager.

•Upkeep and Repairs: Complete minor repairs, paint touch-ups, and preventative maintenance as needed; report deficiencies, maintenance needs, and vandalism promptly.

•Resident Interaction: Enforce rules and bylaws, suggest improvements, and follow up on resident or Property Manager requests professionally.

Requirements

Skills & Experience:

•Experience with condominiums preferred, with knowledge of building machinery and equipment (boilers, chillers, HVAC, elevators, fire panels, etc.).

•Familiarity with outdoor pool maintenance and emergency procedures.

•Strong interpersonal and customer service skills, along with proficiency in computer and email use.

•Reliable work ethic, high energy, and a proactive approach to handling changing priorities.
