Dream is looking for a Property Administrator

We are always looking for the best and brightest to join our thriving community. Dream's Property Management team is currently looking for a Property Administrator to support our Calgary Operations team.

This role will require a strong administrator experienced in anticipating the needs of tenants, building relationships and with a keen attention to detail.

What will you do as a Property Administrator ?

Below are some of the primary responsibilities you will be taking on in this role:

  • Establish and maintain a professional working relationship with tenants and address their concerns in a timely and efficient manner;
  • Manage tenant accounts: prepare statements of accounts, late payment notices and default letters;
  • Take responsibility for monthly rent collection and collection of arrears of rent; increase and track EFT participation;
  • A/P: handle creation, application and process purchase orders and invoicing;
  • Prepare monthly rent roll reconciliation, A/R updates and open purchase order reports, including examining variances from previous period, to be reviewed by the Property Manager;
  • Participate in at least one annual selected community involvement initiatives with your team and tenant events;
  • Monitor DreamPlus as required and dispatch requests to Operators;
  • Assist with the preparation of tenant communication;
  • Assist as necessary in the coordination and administration of property initiatives, including sustainability and environmental initiatives, building maintenance and repairs programs, capital improvement projects, and leasehold improvements;
  • Assist in the co-ordination of the emergency response and fire warden training for each property;
  • Actively participate in the annual operating and corporate budgeting process and monthly financial reporting;
  • Monitor the A/R and work with the Property Manager to ensure prompt payment of all tenant charges;
  • Provide support and back up in the entering of purchase orders, processing of payable invoices, and manual billings.

What type of experience is required?

These are some of the things we would like you to bring to the table:

  • Post-secondary education in Accounting or Property & Building Administration;
  • At least 2 years of experience with a real estate management financial system;
  • Intermediate to advanced proficiency with Microsoft Office, especially Excel and Word;
  • Strong interpersonal skills, and communication with customers/tenants, both verbally and in writing; and
  • Highly skilled at multi-tasking and identifying priorities.

Bonus, if you have experience in the following areas:

  • Working Knowledge of JD Edwards or YARDI with a basic understanding of accounting and lease/CAM interpretation;
  • Real estate industry experience;
