Position Overview:
Reporting to the Director, Finance and Manager, Investments, the Analyst's responsibilities include—but are not limited to, financial/sensitivity analysis, identification and implementation of value‐add strategies, creation of annual operational and capital budgets, constant liaison with property management teams, attending acquisition site visits, performing monthly site visits across the entire property portfolio, assisting with obtaining quotes and sourcing vendors when necessary, providing clear direction to the management team on schedule and timing of capital expenditure projects or suite renovations, ensuring properties are obtaining turnover and achieving market rents, and performing monthly reports on the portfolio and findings from site visits.
Key Responsibilities:
- Acting as a representative of the landlord by providing direction to property managers and external parties on all facets of building management.
- Performing monthly site visits for all properties under management, ensuring items such as but not limited to are being completed: capital projects, suite renovations, in-suite maintenance, and standard upkeep of the properties.
- Assisting with obtaining quotes and sourcing vendors for capital projects or maintenance items when necessary.
- Ensuring properties are obtaining turnover and achieving market rents.
- Assist with the creation of annual operating and capital budgets for the property portfolio.
- Maintain relationships and communicate with external parties during the due diligence period of acquisitions (ex., ESA, BCA, Appraisals, etc.)
- Prepare market research reports to help inform each property's competitive positioning relative to rents, occupancy, and property attributes.
- Suggest innovative ideas or opinions for capital projects, renovating suites, rent incentives, etc.
- Provide ad-hoc support on transactions involving assets for sale or acquisition, and in high volume periods for the Investments team (ex., underwriting).
- Completing monthly reports on the performance of the property portfolio and on the findings of monthly site visits.
- Identify and implement value-add initiatives across the property portfolio.
- Assist with the innovation of the Asset Management department through development of new models, processes, reports, and related items.
- Ensure compliance to conditions set in place by financial institutions/lenders, municipalities and other governing bodies (i.e., TSSA, ESA). Provide updates and direct activities to correct any deficiencies.
- Assist with acquisitions, dispositions, leasing, financing and other transactions and coordination of such due diligence activities as necessary.
- Analyze expenses including utility consumption tracking and identify cost saving opportunities.
- Assist in the preparation of full monthly reporting and prepare any other reporting reasonably requested by your manager from time to time.
- Liaise with external departments regarding value-add opportunities and special projects (i.e., energy initiatives.
Crucial Knowledge & Skills:
- Very strong analytical skillset with the ability to effectively evaluate, summarize and rationalize large amounts of information while maintaining a high degree of organization, accuracy, and quality control in your work.
- Articulate with strong written and verbal communication skills.
- Ability to build complex financial models in Microsoft Excel and regularly maintain and update with data and analytics.
- Ability to meet tight deadlines without compromising accuracy.
- Ability to contribute as a team member to executive management and express ideas.
Education/Experience Required:
- Completion of a post-secondary degree in finance, accounting, or economics (completion of graduate studies are considered an asset).
- 2+ years of related work experience in Real Estate considered an asset.
- Adequate knowledge of contracting and capital expenditure work.
- Strong financial modelling experience.
- Strong organizational, multi-tasking, technical, and communication skills.
- Detail-oriented and adaptable; able to meet tight deadlines with the ability to prioritize time sensitive tasks and manage a heavy workload.
- Self-motivated, team-player, able to work independently.
- Advanced skills in Excel, Word, and other Microsoft Office programs.
- Experience, ability, and willingness, to work beyond normal business hours if required.
- Must have and maintain a valid driver's license and operating vehicle.
