Reporting to the Engineering Manager, the Building Consultant – Property Condition Assessments performs thorough site assessments which include technical problem solving as well as quality assurance checks.

The incumbent in this role also prepares quality reports following each onsite assessment in a timely fashion and provides sound technical consultative advice for clients.

Position Responsibilities

Property Condition Assessments & Reserve Fund Studies:

• Performs property condition assessments (PCAs) and reviews all relevant documents, drawings, etc. pertaining to the project.

• Prepares written reports following site visits.

• Prepares and researches cost estimates for recommended repairs.

• Works on reserve fund studies, performance audits, pre-construction surveys and capital replacement studies.

Problem Investigation, Project Management, Quality Assurance:

• Conducts on site assessments.

• Investigates any building issues, failures and deterioration.

• Liaises with clients, contractors and third-parties relevant to the particular project.

• Assists in preparing construction specifications and detailed reports describing on site field observations.

• Attends company functions with clients, as required

• Provides reliable technical advice to clients.

CAD Design & Drafting:

• Collaborates on or designs repair details.

• Assists with preparing drawings and details for engineering projects.

Skills, Traits and Behaviours

• 2 to 5 years of PCA experience, building system and structure reviews

• Good knowledge of ASTM E2018 Standard Guide for Property Condition Assessments

• Familiar with requirements of Condominium Act, 1998 for Reserve Fund Studies and Performance Audits

• Bachelor of Engineering desired

• Pursuing/obtained P.Eng.

• Knowledge of building codes an asset

• Able-bodied, physically able to climb roofs and deal with the elements

• Good literacy skills

• Working knowledge of technical communication

• Access to a vehicle and holds a G license

• Works well in a team environment with sound negotiation and people skills

• Eager to learn
