Our client, a leader in the construction industry, is seeking an experienced Pre-Construction Manager to join their team. This role involves working closely with senior leadership and various stakeholders to ensure seamless coordination and execution of pre-construction activities.
Key Responsibilities:
- Oversee pre-construction activities across multiple projects, including financial management, design coordination, procurement, and risk management.
- Prepare comprehensive budgets and estimates for Design-Build and Construction Management (CM) projects, including soft cost elements and supporting documentation.
- Lead CM and Design-Build pursuits by reviewing RFP documents, assisting with proposals, preparing presentations, and managing design teams.
- Manage design deliverables, ensuring compliance with budgets and constructability while collaborating with the design team to challenge assumptions when necessary.
- Coordinate with project estimators to prepare cost estimates for conceptual and CM work, reporting monthly financial progress.
- Maintain and manage subcontractor performance feedback and collaborate on risk mitigation strategies throughout the project lifecycle.
- Negotiate contracts, change orders, and support the estimating team in supply chain database management.
- Build strong, effective relationships with subcontractors, consultants, and clients, facilitating communication and project success.
- Work with municipalities to manage development and building permits, variances, and approvals as required.
- Train project managers and coordinators on procurement strategies and risk management.
Qualifications:
- Post-secondary degree or diploma in construction, engineering, or a related field.
- PQS / CEC designation, or working towards it, is considered an asset.
- Gold Seal Certification is desirable, but not required.
- At least 5 years of experience in pre-construction or estimating, with project management experience considered an asset.
- Proficiency in reading and interpreting building specifications, blueprints, and as-built drawings.
- Strong mathematical and analytical skills to develop detailed construction budgets.
- Familiarity with cost-estimating software and the ability to analyze bids and quotes.
- Proficient in Microsoft Excel, Word, Outlook, and Adobe.
- Strong communication and negotiation skills, with the ability to work effectively with a range of stakeholders.
