STRAND IS LOOKING FOR A WEEKEND BUILDING MANAGER
Strand is seeking a Weekend (Saturday and Sunday) Resident Caretaker / Building Manager, for a rental property which consists of 152 residential units. The primary role for this position is to lead and manage the day-to-day operations of the property. Additionally, providing a high level of customer service to all residents and being the front line of the property.

DUTIES & RESPONSIBILITIES

  • Perform administrative tasks for property operations based on company procedures and instructions from the Property Manager.
  • Enforce the Residential Tenancy Act.
  • Show vacant units and manage the rental application process.
  • Prepare and compile leasing documents for suites, parking, and storage lockers.
  • Complete move-in and move-out inspections.
  • Advertise and promote vacant units for rent.
  • Review monthly AR reports, collect rent, and process payments as needed.
  • Collect security deposits upon signing Tenancy Agreements.
  • Maintain all common areas when cleaners are not at the property.
  • Review maintenance requests and provide details to the Property Manager
  • Perform light maintenance repairs as needed.
  • Maintain accurate up-to-date resident files.
  • Schedule and supervise contractors.
  • Inspect common areas daily, including parking, bike rooms, garbage rooms, stairwells and all levels of the property.
  • Respond and attend to emergencies after hours if required.
  • Address tenant requests promptly and maintain detailed records for the Property Manager
  • Respond to tenant communications (emails, calls, texts) within the same day to ensure exceptional customer service.
  • Provide daily and weekly reports to the Property Manager.
  • Perform routine preventive maintenance (e.g., pressure washing, filter changes).
  • Living onsite is not required.
  • Issue key access cards and maintain records for each suite.

QUALIFICATIONS AND SKILLS

  • Minimum of two (2) years of relevant experience in Building/Property Management.
  • Previous experience in sales and customer service roles.
  • Strong customer service skills, with a focus on delivering excellent tenant support.
  • Working knowledge of the Residential Tenancy Act.
  • Ability to thrive in a fast-paced, multi-tasking environment.
  • Self-motivated with the ability to take direction and work independently.
  • Professional demeanor with a positive attitude.
  • Creative, "outside-the-box" thinker with strong problem-solving skills.
  • Willingness to work after hours if required.
  • Basic knowledge of electrical, plumbing, and general maintenance.
  • Strong team player with the ability to collaborate effectively.
  • Honest, reliable, and trustworthy.
  • Experience in painting, maintenance, and repairs is an asset.
  • Bookkeeping or related administrative experience is an asset.
  • Proficient in Windows-based software and Microsoft Office (Excel, Word, Outlook).
