Building Systems Manager

We are looking for a Building Systems Facility Manager to join the construction department.
This role focuses on advising on building service conditions pre-acquisition and post-acquisition, focusing on energy efficiency and regulatory compliance. You'll manage service designs, tender submissions, and utility applications, ensuring cost-effective and compliant installations.

We are looking for a Building Systems Facility Manager to join the construction department.
This role focuses on advising on building service conditions pre-acquisition and post-acquisition, focusing on energy efficiency and regulatory compliance. You'll manage service designs, tender submissions, and utility applications, ensuring cost-effective and compliant installations.
Responsibilities:
The candidate will be a team player that successfully collaborates with internal and external personnel.
- In pre-acquisition advise the Business Development and Acquisitions team on the existing services condition of the building, and provide estimated investment upgrade costs for inclusion in the appraisal
- Immediately, post-acquisition, carry out a detailed M&E (mechanical & electrical) assessment of a building, and determine upgrade requirements as part of the overall approach to developing the property
- Keep energy wastage to a minimum within the building services, and liaise with the other energy managers in developing and implementing common energy upgrade strategies and projects
- Assess and negotiate tender submissions related to the various services contractors and/or consultants, and manage utility applications with the Team Leader Construction
- Oversee the various services designs proposed by consultants and/or contractors, and ensure presented designs are competent, efficient, cost effective to ensure that they satisfy Akelius's needs
- Advise the design team on the co-ordination of services within the overall building design
- Under “contractor designed portions”, review and approve installation plans and specifications, and manage the test, commissioning, and inspection processes for all services installations
- Make sure the design and works meet building regulations and health and safety requirements
- Inspect and sign off services installations as the building works progress, and sign off the full services installation at the end of the works
- Attend meetings, present ideas and progress reports to managers and senior managers in Akelius, and educate property management team on how the building services will operate once the building is complete
- Assist and advise the project Construction Managers for service installations relevant to apartment upgrades and Akelius Standard Measurement installations, and review and assess changes to plant and equipment used in apartment upgrades
- Manage several multi-family residential construction and renovation projects throughout the local portfolio

- bachelor's degree in mechanical, Electrical, or Civil Engineering, Building Services Engineering, Construction Management or similar
- minimum 5 years of experience with building systems (HVAC, plumbing, electrical), retrofit of large-scale residential or commercial construction projects
- familiarity with building codes, regulations, and safety standards.
