Job Summary:
The candidate will play a pivotal role in supporting the development and implementation of the robust and scalable reporting and analysis processes to drive business decision-making backed with analytics. This individual will own the preparation and communication of executive reporting packages, annual budgets, forecasts, and business plans.
Reporting to VP, Finance & Accounting and working closely with Chief Operating Officer and Chief Financial Officer, the Controller, Real Estate Finance will play a leading role in the execution of the company's finance function, as it relates to its operating and development businesses. The candidate is responsible for planning, directing and overseeing the Real Estate Finance and Accounting function.
Responsibilities:
Accounting
- Work with the accounting staff to ensure all accounting functions and financial reporting activities are completed on an accurate and timely basis
- Review the bank account transfer & monitor the cash flow between the properties.
- Oversee all accounting processes and ensures reports comply with regulatory and accounting standards and practices
- Manage the accounting operations including the review of journal entries, accounts payable, accounts receivable and statutory reporting
- Develop and implement accounting policies, procedures and systems to ensure company financial information is fairly stated
Planning and Forecasting
- Lead the annual budgeting process for the Real Estate business
- Work with the Director of Apartments and the managers of each site, review the annual budget for each division and monitor the budget against actual revenues and expenditures on an ongoing basis
- Prepare monthly cash flow statements and weekly loan and cash balance statements, for the Executives
- Initiate & coordinate the budget process, monitor the process & reviewed the budget for all the properties
- Prepare stabilized budget, proforma statements, and different reports to support the mortgage approval and the Property tax refund from the City of Toronto.
- Prepare pre-opening budget for all the new properties
- Assist in the development, implementation & maintenance of planning tools
Finance and reporting
- Prepare monthly or annual financial statements and external reporting to financial institutions, ensuring that all reporting requirements are met
- Prepare the payroll budget for all the properties
- Manage risk as the business executes on its strategies and initiative as well as maintain a strong internal controls environment and financial reporting processes
- Prepare the board report & analyze the variance to support the board presentation
- Review the HST calculation, bank reconciliation, income statement, executive summary & balance sheet analysis prepared by the accountants
People Management
- Hire, coach, mentor, motivate, and provide constructive feedback to team members to promote employee development to improve efficiency and accuracy
Skills/Qualifications:
- University degree in Business/Accounting, with advanced degree or professional accounting designation (such as CPA, CA, CGA, CMA) preferred.
- 7-10 years of real estate property accounting / audit experience in real estate / apartment industry / hospitality / retirement home is an asset.
- Advanced knowledge of MS Office and Excel
- Yardi experience preferred
