Job Title: Land Development Manager

Position Overview:

We are seeking a seasoned Land Development Manager to lead the development of residential communities from acquisition through to construction. The ideal candidate will have a strong background in land development, including managing approvals, coordinating with municipalities, and overseeing the planning and servicing of land for large-scale residential projects. This role requires excellent project management skills and the ability to work with various stakeholders to ensure successful land development.

Key Responsibilities:

  • Oversee all phases of land development projects, from acquisition through to site preparation and construction.
  • Manage land use planning, zoning, and approval processes with municipal authorities and regulatory bodies.
  • Coordinate with engineers, planners, and architects to ensure development plans align with project goals and local regulations.
  • Prepare and manage project budgets, schedules, and timelines to ensure projects stay on track.
  • Liaise with municipalities, regulatory agencies, and other stakeholders to secure necessary approvals and permits.
  • Oversee the installation of infrastructure and site servicing, including roads, utilities, and other essential services.
  • Collaborate with internal teams, including construction and sales, to ensure the timely delivery of serviced lots.
  • Monitor market conditions and land use policies to identify opportunities for future land acquisitions.
  • Prepare and present reports on project status, budgets, and timelines to senior management.

Qualifications:

  • Minimum 7-10 years of experience in land development, with a focus on residential projects.
  • Strong knowledge of land use planning, zoning regulations, and the municipal approval process.
  • Proven ability to manage large-scale land development projects from inception to completion.
  • Excellent project management skills, with the ability to handle multiple projects simultaneously.
  • Strong communication and negotiation skills, with the ability to work effectively with municipal authorities, consultants, and internal teams.
  • Proficiency in project management software and tools, as well as Microsoft Office Suite (Excel, Word).
  • A degree or diploma in Urban Planning, Civil Engineering, or a related field is preferred.
