PRE-CONSTRUCTION MANAGER (ESTIMATOR)

THE OPPORTUNITY
As a Highstreet Pre-Construction Manager (Estimator), you're responsible for setting up our multi-family construction projects for success. The Pre-Construction Manager / Estimator is responsible for: (i) schedule and hard cost budget, (ii) procurement and logistics, and (iii) trade scopes and contracts. You will report to the Pre-Construction Lead, while collaborating with people across all areas of the company and with our subtrades. The role is full time in our head office located in Kelowna.
Specific Pre-Construction Manager duties include, but are not limited to:
- Create and monitor budgets through the project lifecycle
- Review and present budgets to Leadership Team
- Drawing review / value engineering
- Create logistics plans and scope documents
- Schedule creation with procurement log, early procurement
- Create bid list
- Tender projects
- Bid analysis, including inclusions/exclusions/risks
- Update Procurement Log lead times from tendering process
- Subcontract writing and executing
- Handoff executed subcontracts to site
- Support Construction in larger changes, pricing
Specific Estimator duties include, but are not limited to:
- Perform detailed quantity takeoffs from architectural, structural, and MEP drawings using digital software.
- Assist in developing cost estimates by sourcing material and labor pricing, applying unit costs, and coordinating with vendors.
- Prepare bid packages, ensuring all necessary documents, drawings, and specs are included.
- Communicate with subtrades to request bids, clarify scope, and ensure timely submission.
- Compare subtrade bids, identifying scope or pricing discrepancies.
- Update project budgets, tracking variances between estimated and actual costs.
- Maintain records of unit costs and historical bid data.
- Conduct site visits to assess progress and confirm completed work.
- Track RFIs and clarification requests that affect costs.
- Support senior estimators by managing specific sections of large projects.
- Generate reports on estimates, bid analysis, and cost breakdowns.
- Calculate cost impacts of change orders for labor, materials, and equipment.
THE IDEAL CANDIDATE
Highstreet is looking for a highly motivated individual who enjoys learning and growth. In addition to identifying with Highstreet's values, the candidate should also have the following skills, experience and qualifications:
- Have a minimum of 2 years experience working as a Pre-Construction Manager on wood-frame multi-family residential buildings.
- 2-5 years progressive experience in construction cost estimating.
- Understand principles associated with bid preparation, including quantity take-off procedures, trade partner procurement, pricing and bid closing.
- Possess excellent technical, analytical and decision-making skills.
- Be highly organized and able to juggle competing priorities through excellent time management.
- Be willing to embrace change and new ideas.
- Be a team player, capable of communicating ideas and overcoming obstacles.
- Be highly motivated to learn in general, but specifically about buildings, development and construction.
- Have strong technical computer skills including Excel, Outlook, Teams, SharePoint, and Word.
- Experience with Procore or other Project Management software considered an asset.
- Lean Construction training considered an asset.
Base Salary: $80,000 - $105,000 per year dependent on experience
