Job Title: Estimator - Residential Developer - NewStar

They are seeking a highly skilled and connected Estimator to join their team and contribute to the continued success of their projects.

Position Overview:

The Estimator will play a critical role in the pre-construction and project management processes, responsible for providing accurate cost estimates, managing contracts, and fostering relationships within the home builder and developer community. The ideal candidate will have a solid background in contracts and a well-established network in the industry.

Key Responsibilities:

  • Cost Estimation: Prepare detailed and accurate cost estimates for residential low to mid-rise projects, including materials, labor, equipment, and subcontractor costs.
  • Contract Management: Oversee the preparation, negotiation, and administration of contracts, ensuring compliance with legal and company standards.
  • Vendor and Subcontractor Relations: Cultivate and maintain strong relationships with vendors, subcontractors, and other key stakeholders in the residential construction industry.
  • Bid Preparation: Lead the preparation of bid packages and proposals, including analyzing subcontractor bids and making recommendations.
  • Budgeting and Cost Control: Assist in developing project budgets, monitoring costs, and implementing cost-saving measures without compromising quality.
  • Market Analysis: Stay updated on market trends, pricing, and innovations in construction methods and materials.
  • Collaboration: Work closely with project managers, architects, and other team members to ensure alignment on project goals and timelines.
  • Risk Management: Identify potential risks in the estimating and contracting process and develop strategies to mitigate them.

Qualifications:

  • Experience: Minimum of 5-7 years of experience in estimating within the residential construction industry, particularly in low to mid-rise developments.
  • Contracts Expertise: Proven experience in contract negotiation, administration, and management, with a strong understanding of construction contracts and legal requirements.
  • Industry Connections: Well-established network within the home builder and developer community, with a reputation for reliability and professionalism.
  • Technical Skills: Proficiency in estimating software (NewStar is a big asset), Microsoft Office, and familiarity with construction management software.
  • Education: Bachelors degree in Construction Management, Quantity Surveying, or a related field is preferred.
  • Communication: Excellent verbal and written communication skills, with the ability to present complex information clearly and concisely.
  • Attention to Detail: Strong analytical skills with a keen eye for detail and accuracy.
  • Problem-Solving: Ability to think critically and solve problems effectively, often under tight deadlines.
