Position Title: Building Condition Assessor

Compensation: $31.97-$35.39/hour
Schedule: 8:30am-4:30pm, Monday-Friday (75 hours bi-weekly)

Key Responsibilities:
- This position will provide technical services and reports related to Building Condition Assessments, building retrofits, and suite inspections.
- Working with significant autonomy and self-direction, schedule and conduct annual inspections of building components for portfolio in Nanaimo and Victoria using the inspections app in Yardi and/or other tools;
- Schedule and conduct annual in suite inspections to assess unit conditions to assist with capital planning and preventative maintenance;
- Utilize professional expertise, judgment, and decision making to determine building asset physical condition, conformance with building codes, and building repair and replacement costs in order to advise and develop plans for capital projects, upgrades, and preventative and/or reactive maintenance needs;
- Analyzing and documenting building components with written descriptions and photographs to be saved in electronic form;
- Use Yardi and other software in conjunction with internal templates to document building equipment and components, provide justification for determination of the physical condition, and complete reports;
- Exercise knowledge within a range of building types, including single detached family homes, townhouses, apartments, purpose built supported housing sites, care facilities and some commercial spaces;
- Support the Property Services Department including Director of Maintenance and Building Operations and Managers of Maintenance with administrative tasks and information exchange; and
- In conjunction with Maintenance Manager, provide direction to Property Service Coordinators and Maintenance Technicians on the execution and prioritization of scheduled maintenance work based on building condition assessments.
- Support the Director of Maintenance and Building Operations in the budgeting process;
- Facilitate tracking of progress made in addressing inspection findings.
Collaboration:
- Consult and engage with key stakeholders internal and external to the organization to exchange information, present new approaches, and discuss equipment/system changes, including identifying opportunities to improve resident comfort, safety, and longevity of physical assets.
Development:
- Monitor technical advancements, regulatory changes, and industry best practices relevant to the execution of Building Condition Assessments; and
- Possess familiarity with building maintenance and repair with a focus on collaborative problem-solving based on life-cycle cost analysis.
Requirements
Qualifications (minimum Education and Experience requirements):
Note: An equivalent combination of education and experience may be considered.
Education:
- Community college diploma in relevant field (such as architectural technology, civil, mechanical electrical engineering, building science or building engineering
Experience:
- 3-5 years of relevant work experience.
Knowledge, Skills and Abilities:
- General knowledge of technical standards and process in completing building condition assessments;
- General knowledge of building science that includes the following: base knowledge of all areas of study – architectural building envelope, mechanical and electrical building systems, automation systems or site components;
- Proficient ability to read architectural drawings;
- Proficient computer (MS office, Word, Excel, PowerPoint) and database skills;
- Strong problem-solving skills and ability to adapt to a changing environment and evolving needs of the organization and housing sector;
- Strong interpersonal communication abilities. As the successful candidate will have to communicate effectively with a wide range of stakeholders. Such stakeholder may include Residents, Resident Services Coordinators, Property Services staff, Project Managers, Finance Department, External stakeholders and community partners;
- Have the ability to understand and use technical products and instruments to identify and resolve issues;
- Ability to meet critical deadlines and prioritize multiple tasks in a fast-paced environment; and
- Collegial, team-oriented disposition with the desire and ability to establish cooperative working relationships with employees at all levels.
Additional Criteria for Role:
- Must have valid driver's license and access to a reliable vehicle with a minimum of $2 million liability ‘business class' insurance.
