Fengate is seeking a Senior Financial Analyst, FP&A to join their finance team in the Real Estate Group. Reporting to the Associate Vice President, Finance, this role will work closely with the Finance team, the Development team and other stakeholders, including our joint venture partners, to deliver best in class modelling, analysis and insights. The successful candidate will support the finance team and be accountable for the end-to-end financial forecasting, planning and budgeting processes, medium and long-term investor return analysis, and supporting key strategic projects across our development funds and portfolio.
The successful candidate should have FP&A experience in the real estate development, asset management, or REIT space, with a proven understanding of forecasting, financial modelling and real estate development economics. The successful candidate will be a self-starter that enjoys working in a fast-paced environment, has a strong commitment to deadlines, is detail and process oriented with a high sense of ownership in their work and has strong analysis skills.
KEY RESPONSIBILITIES
- Support the Development Analytics team in the review and maintenance of financial models for development projects, operations, and new investment opportunities under different capital structures
- Prepare fund models and corresponding analysis on a quarterly basis, and present the results to the Manager of Finance and Associate Vice President of Finance
- Preparation of budget to actual variances on budget line items and KPIs
- Understand and model the impacts of key assumption changes to project returns, including an understanding of macroeconomic drivers to Real Estate Development
- Build and review models to project performance through metrics such as cash flow, development margin, IRR, MOIC, NPV, etc.
- Lead the annual valuation process for development assets by preparing a project plan, co-ordinating with the external appraisers and critically reviewing assumptions used in the appraisals for the development portfolio
- Support cross-functional forecasting and budgeting processes, including forecasts for presentation materials for executive audiences, partners, investors, etc.
- Strong understanding of cash flows, ability to create a cash flow model, intelligent forecasting methodologies including identifying drivers in the operations to improve cash and capital returns
- Partner with business groups to understand drivers and assumptions to improve forecasting accuracy as well as identify risks, opportunities and potential actions
- Continuously evaluate and implement improvements to processes and analysis capabilities
- Ad hoc analysis and projects, “what if” scenario modeling, proforma budgets, presale budgets
- Foster strong working relationships across the businesses, and work proactively to identify opportunities for finance to act as a strategic business partner
- Ability to handle multiple competing deliverables at a time, with accurate and timely delivery under tight timelines
Requirements
KEY QUALIFICATIONS
- Undergraduate degree in accounting, finance, or other relevant technical discipline
- CPA designation, with 3+ years of relevant experience
- Experience with working in the real estate development, asset management, or REIT space is preferred
- Must have the capabilities to develop and analyze robust financial models
- Advanced Excel modelling skills, ability to construct professional PowerPoint presentations
- PowerBI working knowledge is considered an asset
- Strong understanding of statement of earnings, balance sheet, cash flows, IRR, MOIC, capital structure etc.
- Genuinely curious with a desire to understand key metrics and drivers
- Financial modelling and planning skills oriented towards continuous improvement
- Exceptional communication skills, both written and verbal, including the ability to communicate effectively with all levels of the organization
- Ability to handle multiple competing deliverables, with accurate/timely delivery under tight timelines
- Demonstrates the highest level of ethics and personal integrity
- Experience with Yardi or other real estate centric ERP is an asset
